I called twice to speak with The Surveyor regarding his report on my property as there were notes I wasn’t satisfied with and not once did he call me back. After paying over £600 you’d expect a call back to go over any customers concerns or queries. It shows poor customer communication and a money oriented service. Very disappointing!

Shepherds were not our preferred choice; they were the only surveying option presented to us by our solicitors. As a result, we have significant concerns regarding the fairness, accuracy, and impartiality of the valuation provided. Over the past few years, we have monitored local market trends closely and have repeatedly observed that the surveyor assigned consistently values pre‑owned properties well below comparable homes of similar age, size, and condition in the Shire. This pattern has again been reflected in our own valuation, which places our property 25% below the price we originally paid ten years ago—a figure entirely inconsistent with current market conditions. In reality, comparable pre‑owned properties in the Aberdeenshire area are selling at or above their original purchase prices, reflecting a strengthening market over the past 5–7 years. At the same time, new‑build homes in Westhill with similar floor areas and specifications are now being marketed at prices roughly 40% higher than a decade ago. The disparity between these market indicators and the valuation we received is substantial and cannot be reconciled with available sales data or observable trends. We are particularly concerned that the valuations appear to be anchored to new‑build benchmarks in a way that artificially depresses prices for pre‑owned homes—potentially by as much as 25%. Given the continued involvement of the same surveyor, we are not confident that the assessment has been conducted impartially or that it represents the true market value of our property. In light of these issues, we believe it is both reasonable and necessary for Shepherds to obtain a second independent valuation to ensure fairness, transparency, and an accurate representation of market conditions in Westhill’s pre‑owned housing market.

The survey itself seems fine, but interaction is through their "SurvPoint" website which is flakily unreliable and has refused to load with an unhelpful "Unknown Error" warning almost every time I have tried to use it. I certainly would not use them again.

Only being able to communicate via the online portal was a pain, when I tried to call to ask about something I got stonewalled and told to use the portal. First draft of my survey was a joke - they'd clearly used a template but left in loads of 'template' stuff that wasn't accurate, which just showed that it hadn't even been proof read before submitting. The errors got fixed but it didn't reflect well.

Some of the wording in report was quite negative and severe. After email sent to Sheperds this was ammended. Unfortunately this did add unnecessary stress at a very stressful time.

Having received 2 independent valuations of my property at £340,000, the surveyor undervalued it at £300,000, a significant difference with no robust justification (the survey only took half an hour). I asked the estate agents to challenge this valuation and it was immediately raised to £320,000. The cost of the survey was £720, a significant amount for a questionable survey that has affected the sale value of my property and potentially cost me tens of thousands of pounds! Clearly I am not happy. Furthermore your survey relates to a delivery of an item, not a service! This further questions the professionalism of the service provided. Kevin Cains

I feel that the survey I had done by Shepherds served neither party. I have questions about the survey and was told by the office that the surveyor would contact me but that did not happen. The survey was approved by someone in the office (by mistake they say) We sold a very similar flat this year, which had a slightly less favourable survey, not by much, but was given a value of £5000 more, whilst prices rise. Consistency needs to happen here as people’s ability to get a full mortgage depends on what the home report says.

Over an hour late with no advance warning. After having booked the morning off I was on a tight schedule so this had a knock on effect to the rest of the day. Asked a few questions on inconsistencies between 2 HR’s both done by Shepherds and these were ignored. Not likely to use this company again given the choice

Category 2. The roof was Category 2 but so was the kitchen cupboards. A big difference. Some bank manager giving out mortgages and sees too many Category 2 will refuse mortgage, hence delaying the sale.

I had to chase the completion of my survey and was asked to call the surveyor myself to complete this, which I declined to do. I'm not sure what went wrong but being in customer Services myself, I would say this was a poor experience.

I was distressed to find, following their visit, a curtain left hanging off a rail, doors which had previously been closed, left wide open and debris on the carpet which had fallen from the hatch opening following an inspection Of the roof space. Following my brothers death, the property has been empty with only weekly inspections to ensure all is well. I would have expected that your surveyors would have left it as they did found it.

Formulaic approach to single surveys and home report. One report is regurgitated and used again and again. Valuation is basically a finger in the air to see which way the breeze is coming from. Quick research to see what else has been sold in the area. No idea how to value individual properties in my opinion. Probably not much different from most Estate agents from my experience. Go with your own gut feeling as to a property valuation.

Very pleasant when they came to view property but a few factual inaccuracies which they refuse to take on board and evaluation had no relation to four estate agents who came to visit They based it on the selling price of two local houses, one of which was empty for years and the other needed refurbished and had a water problem in the garden. Not a fair comparison.

After our experience we will be going elsewhere in future. No attempt was made to look at insulation in roof space infact surveyor didn’t even ask about access, then made an ‘assumed’ comment on the Home report. To get this changed we actually had to supply photos of the space to get him to change it. In addition during the ‘survey’ comment was made about damp to a parity wall but shared with my partner that ‘it was nothing to worry about’ It was commented on the report as ‘Damp’ but when I asked for some clarification on this it was changed to a ‘high damp’ comment and then gave our solicitor a totally different story, basically calling my partner a liar about the conversation he had had. Def feel let down by so called service.

The surveyor appeared not to understand the hybrid heating system for the EPC, which had to be redone only after several emails and phone calls to convince him that it was incorrect. This included providing the previous EPC from the builder. EPC stated warm air heating when there was none and our potential buyers questioned the report also. Subsequently, the home report had to be revised and reissued to potential buyers.
