AWFUL the worst ive ever used did not take int consideration any of the gacts about the house just took the las valuation nearby and wrote a generic report. Rubbish

The guy that surveyed my house didn't appear to know what he was doing and completely discount all my evidence and certificates to prove my house was sound! He was informed and shown the Electrical safety certificate completely a week before, gas fire and boiler (1 year old) serviced the week before, yet he never mentioned these and made a comment saying he couldn't verify their working order! Everyone that came to view wanted to know about the double glazing and roof thay he stated 'may need replaced' despite stating that the roof had no problems that he could detect with his equipment or see with his eyes, the double glazing although 12 years old was in pristine, clean, perfectly working order with no defects at all. I had to contact the estate agent to address these statements and they added something to the effect that I had paperwork for these but didn't retract initial statements. My house had hundreds of online views of this useless, expensive pice of fiction but it obviously put people off as I only had 16 viewings, everyone asked about the dodgy roof and double glazing (I showed them all my gas/electric certificates) but my responses were probably viewed with suspicion because, after all, this 'professional' had made the statement in writing that made them think they were going to have to immediately replace the roof and double glazing! Fortunately the person who put in a sensible offer has his builder come and inspect the roof and double glazing and guess what? Everything was fine! He also made a statement that there were crack in the walls but there was one crack inside a cupboard on an additional plaster wall that had been put behind the (removed ) water immersion heater tank and was not a wall that was part of the fabric of the building. He also commented about a possible blocked exterior downpipe from the gutter at the rear of the house(he missed the one in the front of the house!) Nothing I had reasonably asked to be removed from the home report was removed as it was only guesswork, not based on fact, they merely added a bit about gas/electric certificates might be available. All in all I felt that the man had forgotten to take notes as he went around and got back to his office and made everything up, it was almost as if he found very little wrong with the house but felt he needed to bulk up his report with pure conjecture and at the end of the day he devalued my house with his misinformation and pure guesswork. If I hadn't paid up front for this farce I would definitely not have paid for it ! There are over 200 houses the same age and older in the direct vicinity and still none have had to have their roof replaced so the statement that the roof 'may' need replaced is a ridiculous statement to include and I looked at other surveys for identical properties done by proper professionals and not one mentioned this inane supposition! One of these houses in the same small street sold for 40k more than mine and I know that this piece of fiction contributed greatly to my losses. I was so busy for the next year or so I forgot about my need to write a bad review until my friend just asked me about selling her house with the same estate agent and I had to strongly advise her to avoid them if they were going to use your company to do the survey!

The surveyor spotted a cracked downpipe at the back of my property. He left without informing me of this issue and I only found out about it when the report came through. I had it fixed immediately but it could have been fixed days earlier if he had pointed it out.

The house you surveyed was valued at £210000 but the same size of house on the estate was valued at £230000 in 2019 so think your valuation was low

The most unprofessional service ever received - around a year ago, I entrusted Shepherds to help property manage a commercial property on behalf of my family. I'm based overseas and my requirements were simple - rent collection and be on standby if the tenant needed support. My initial agent was great - sandra was proactive and supportive. Then she left the organisation and I nor the tenant was not notified of this change. There was nobody local to support. Eventually Hilary Fleming comes on board - didn't bother to review the lease, or actually make any efforts to support timely rent collection or even respond to emails. Also couldn't help with insurance either. Escalated to Colin Campbell who noted my complaint (7th May) and promised " I will ensure that Hilary is aware of the need to respond promptly to communications from our clients, and to do so accurately.” Not much has changed instead of getting more attitude from Colin. Highly unprofessional which isn't like Shepherds when I've worked with them in a Corporate capacity.

Being a landlord and selling a few properties wasnt prepared for the childish abuse and arrogant replies after receiving a home report valuation that seemed to be complete guesswork on the surveyors behalf, and will now be looking to take legal action, as its like dealing with arrogant teenagers and not professionals, this company take complaints as a joke, save your self some grief and find a professional company, as i will be from now on.

i thought it was criminally overpriced using government blackmail as an excuse to jack up prices .you used to get a reasonably priced valuation survey before this was imposed on sellers rather than buyers . i found the valuation a bit low for that street . the short term of its validity is also disappointing and doesn't represent value so overall my feeling are poor

I felt Shepherd Chartered Surveyors were entirely inadequate in their roll. Originally had incorrect contact details for myself, meaning my report was 10 days later than expected, it wasn't until I intervened that home report was supplied. Secondly; had an incorrect address for my property that had been surveyed, again more work on my part to chase up. Thirdly incorrect details regarding fireplace and chimney stacks, again my work to amend this. I would like to add that the gentleman that did the survey was very pleasant. I have spoken to halliday who insist this was a fault from Shepherd Chartered Surveyors on all fronts. All this hassle has added much time on bringing my property to market. I would like to speak to someone from yourselves in regards to this complaint.

Unable to follow basic guidelines put in place by the RICS and requested an EWS1 form for a building that clearly does not require it (6 storey brick building, less than 25% coverage of timber cladding on the upper floor, etc). Just a scam to keep their buddies in business, forcing people to get unnecessary expensive certificates. Step 1: Yes --> proceed to step 2 Step 2: No (6 storeys) --> proceed to step 3 Step 3: No --> proceed to step 4 Step 4: Yes --> Proceed to step 5 Step 5: Less than 25%, does not span/link multiple floors --> proceed to step 7 Step 7: Yes, Balconies --> proceed to step 8 Step 8: Vertically stacked --> proceed to step 9 Step 9: Balustrades and decking not constructed with combustible material, balconies not linked EWS1 Should not be requested

Our property was over valued. We have had to reduce the sale price by £25,000 as a result. We will not achieve home report figure at all.

I was charged twice for my survey, and promised refund has not arrived after a fortnight, with the money now held for over a month. Contact with the company is frustrating with emails unanswered and promised return of phone calls not carried out. This doesn't seem to be how a reputable company would behave.

They claimed "EPCs over 12 weeks old are not valid for marketing" Scottish Government say they are valid for 10 years! They gave us a new one which is different from what we have (generated less than a year ago!). They say "they did not have U-Values so they generated it by default" how could you generate an EPC without knowing what U-Values are????!!!!! This is the level of professionalism and honesty from this firm!

I called their Ayr office twice over a period of approximately five days, although I am local and I gave my contact details TWICE nobody had the decency to return my calls. Pretty disgracefull I thought but that's OK I'll find another surveyor.

Not very helpful at all (staff) had a valuation done on my house would not speak with me had to go to my mortgage broker & the bank to find out my valuation only to find out they devalued my house which was a shock after I got my house valued in 2019 which was higher by another chartered surveyor so would not recommend this company again.Would like to know how they come to this valuation as other houses in my area have sold for more.

completely missed several glaring faults with house, with a result we paid over the odds and have had to spend £££££'s to fix the things the surveyor missed ,

We have just paid a large sum of money for a draft report that was not worth the paper it was written on. There were rooms missing off the Accommodation section, it stated that no detailed inspection of floors was possible due to fitted floor covering (all of our floors are solid Canadian Maple!), windows and doors were not fully opened or tested (why not?), the garage vehicular door was not fully opened or tested (it was!), no mention of the full electricity system test that was carried out last year, despite my wife asking if the surveyor wished to see it. These errors and omissions make it difficult to believe the remainder of the survey. This resulted in having to speak with the surveyor to express dissatisfaction and to get these errors corrected. How can a company justify these costs when they provide what appears to be a 'cut and paste' product?
