“Made several errors which I had to correct-but had I been asked at the time of the survey for clarification, they would not have been made. No explanation as to why windows were a 2 - since they are almost all reasonably new, with double glazing seals intact, no leaks or anything. Referred to a flat roof, which the property doesn't have, mentioned unkempt trees, which are outside the boundary etc etc. Surveyor was pleasant enough though and came on time. I just wish he had asked about some of the things that he got wrong.”

“Service was professional but value for money questionable. It’s a legal requirement and all surveyors charge similar so poor competition. The surveyor attended for just less than 1 hour and spent maybe another hour compiling a report. At £850 eco VAT that’s approximately &425 per hour. Professional services should be charged by time to stimulate competition and ensure value for money. If an older property takes more time then the fee should reflect this. Delivery of the report had some minor mistakes and the valuation is subjective. Better if there was an industry framework for valuations.”

“Guy was in and out in 5 minutes and took over £600. Didn’t even take his shoes off. I thought maybe he knows what he’s doing that’s why he was so quick but had to say to the estate agent that the value given on the home report was wrong/off/ less than expected. Another identical newbuild home was valued at £5000 more less than a year ago so they changed. Maybe that’s just the standard but I didn’t feel like it was a 5 star service for the price. Was done in the end though and I guess everyone needs to use Shepherd in Lanarkshire”

“Shepherd Chartered Surveyors Review Having engaged the Property Hub to sell our property, your company was asked to undertake the Home Report. The expectation of the Agents was that the report would be available on the Thursday and, as everything was prepared, the property would be advertised on the Friday. The report did not materialise until too late on the Friday. As a result we missed the deadline and lost a week which was unfortunate and disappointing. In a separate email we were advised that our property may be in a Conservation Area. Looking at the map designating the local area, it showed that our property was not in a Conservation Area. As the property was just round the corner from your offices we would have expected that you would have had knowledge of the surrounding locality. Before emailing us we would have expected that the position of the property would have been clarified by you.”

“When you say choose, there wasn't another option put to me. I was really happy with the service and with the quality and speed of the report. It's the pricing that was a bit of a shock. My house was valued at 100k last year and I paid £360 for the report. My flat is valued at 110k and I paid £510 . I feel you should have less of a jump or maybe have an increased price per 10k of value or something. I just felt it was a bit of a steep rise.”

“Its just a document that you are legally required to have; contains little of value and costs are excessive. Not clear to me what the difference is between Shepherd and any one of the other Surveyors hanging around the over-inflated property market in Edinburgh.”

“It’s an age thing,but I much prefer a personal relationship rather than one conducted solely by e-mail. The vendor survey seemed to have only two options with regards to who could legally complete it.. I.e. the owner of the property , or a third party representative who knew nothing at all about the property. I fulfilled no ether of these categories as the house belonged to my late mother. I phoned the ( Cumbernauld) number as supplied on the e-mail, left a voicemail but received no reply. It was only when contacted by a real human being by phone asking why I hadn’t completed the survey that I felt confident enough to go ahead. This person was most pleasant and helpful - if you have such lovely staff, why not USE them in the good old-fashioned way? Aside from that, I DO believe that the survey/home report was a very accurate and fair assessment of the property and I have absolutely no quibbles in that respect. So, all in all, a job well done , if done somewhat remotely and disconnectedly. Just somewhat lacking the human touch.”

“When the 2 men arrived neither of them introduced theirselves which I found a little rude as they were coming into my property. It was as if we were under review not the flat, it made me feel a little uncomfortable and I’m glad I had a family member there with me.”

“The survey was quite general and in some respects incorrect. We were given a lower energy than 2 years ago. We had to rectify this with photo proof. A mistske was made in the decription of the sliding door. It was described pvc. It was actually hardwood.”

“Pretty basic report for the money. £895 and a lot of the report makes assumptions. Unfortunately these are needed when selling so get off with charging a fortune for very little effort and and wooly report!”

“Punctual and courteous but the Home Report contained one important factual error regarding the source of hot water which had to be corrected together with some apparent cut and paste errors that had obviously transposed from some other previous report. More care needed in stating facts and in report writing.”

“The surveyor who attended was prompt, polite, engaging and professional. The e-platform is easy to use and appropriate. The practice of having to make full payment prior to being able to read a draft home report is not right. In my humble opinion, a client should only pay when they are satisfied with the home report. I was not happy with the value given to the property and my solicitor communicated this to Shepherds Dumfries. They did not change their valuation but remitted a request to me to provide further information to provide info on why the value should be changed! I feel the fee charged is over the top for 'work' done on a property valued at 80k! It's relatively expensive.”
