Found the information I needed
Helpful Report
Very useful information on a subject that affects many unsuspecting buyers of new build properties.

this web page was very useful, as I have worked on newbuild estates and it has always been kept quiet about the extra charges you could pay by buying a new house on freehold, its just another tax on the homeowner & kept quiet until it was too late the government /council need to take ownership and start protecting the public from these rip off charges

Looking at multiple agents to sell a property. What I need to know though is can they both charge their full fee even if only one of them finds a buyer?

Very helpful
Helpful Report
Yes, it was very helpful as I was not sure what is the process involved.
Helpful Report
This was very helpful. However, the position I was in was that the house was on the market. One other price had been put in, and there had been little interest but as soon as I put an offer in the estate agent suddenly found lots of other people were interested. I requested a counteroffer from the vendor and the estate agent refused (not directly). I felt that I was being played so that they could up the price.

Easey to navigate and informative

It gave me more information on Leasehold houses than I have found elsewhere; however there was no information on who is responsible for the fabric of the building.

Yes, but you do not explain what an obsolete restrictive covenant means.

I am still looking to find out what happens if you don't need a mortgage as we are buying outright and I have only been on it for 10 mins. But otherwise, it is a very comprehensive website as far as I can tell. I have never bought a property before so having the process step by step with expectations and jargon explained has been a relief.

Hi, thanks for taking the time to leave a review. Being a cash buyer does make buying a property easier and faster as you don't have to deal with a mortgage lender. That said, when you do decide to put an offer on a property, you will want to think carefully about doing a survey. This guide sets out the different types of surveys on offer. https://hoa.org.uk/advice/guides-for-homeowners/i-am-buying/what-sort-of-survey-should-i-have/ You won't have the reassurance with the lender's valuation of the property that you are not over-paying. As a cash buyer, also be careful when buying a new build, and make sure you get a good and independent conveyancer. You will want to make sure that the proper warranties and guarantees are in place. This is especially true if you are buying a property that has been converted from an office building. Good luck, Paula
