The service is offered free and that is great but I don't see why you can only proceed with evaluation if you have to tick the box at the end - which means basically you are going to be plagued by telephone calls in people wanting your business!!

I have just ask for a free qoute on my property at a rough present day price 3bed ,one en-suited and 2 lounges ground floor ( The property is detatch with garage ). the overall plot is about 171/2 m2 What I would like to know as this property is leased on 99yr lease.,which started from 2005 (new built ) I am the 2nd owner and thinking of buying the freehold this year ,Is it possible to give me any idea of the price I would looking at paying. Hi AJ, I think you may be referring to our valuation tool. https://hoa.org.uk/advice/guides-for-homeowners/i-am-selling/free-instant-home-valuation/ I'm not sure this will help you determine how much it will cost to extend your lease or buy the freehold. As you have 81 years left on the lease, it's really important for you to research your options now as your lease extension will cost more and more when it goes below 80 years. That's because you will need to pay a marriage value to your freeholder - which is essentially 50% of the uplift in the property price as a result of extending your lease. We do have a lease extension calculator you can use to get a ballpark figure. No. It showed up the unrealistic, fantasist nature of property valuation - magnified by the online lens. I know the proviso - get three local valuers to do the job properly - but they too can be so unreliable.

useful guidance on getting started. But didn't realise that in searching for architects you were going to forward my details on to the ones that came up! I would really rather you didn't but suspect it's automatic and I just missed that explanation on the site, even though I thought I looked to find exactly that. Lesson learnt I guess in terms of rushing. I've now inadvertently probably created more email traffic for myself :-( and we are not ready to start engaging. I didn't communicate with you other than the website search option, so the customer service stars below are erroneous - I couldn't unselect them!

Not really. As the neighbour of someone building an extension Interested in what to do when party wall awards go wrong. Everywhere writes about how to set them up but very little about what you can do when your neighbour refuses to repair damage to your property as a result of work which they undertook as part of the party wall award. The system is not fit for purpose. Neighbours like us who supported the original development are left with hefty bills as a result of their neighbour's callous disregard for their property.

Not really any help as the council Hampshire have deemed the pothole complained about is Ok. Even though there was a hugh big bang when we went over it. As well as the cars behind us. We stopped in pitch black at side of road and the car behinds owner said our lights were out at the back. They eventually came on. But the noise was unbelievable. But the council were they said out within hours to check 2 potholes. Then said they were not being done yet??? whats going on they just dismiss us. We will not be travelling on that road again. We do not live there and could not take a picture in the pitch black. So whats to be done?

Quite fair in principal. However, is it advisable to use the same Conveyancer to buy my new home & also sell my old one for which I have found my own buyer. Also how advisable is it to have Local Authority searches done. On my abortive property I kept receiving searches in the post one after the other with no comment on them & I could not understand them AT ALL! I am buying cash from sale so do not NEED searches so should I ave them when I never even got an explanation of the results last time. Thank you

Hi Pam, it is much easier for you to have one conveyancer to do both transactions (buy your new home, sell your old one) as timing is crucial here as I assume you need the proceeds of your sale to purchase your new home. Even if you are cash buyer we would still recommend you do the basic searches. I'm sure you would want to know if there are any big developments planned that may have an impact on you and your new home. The conveyancer, if he or she is doing their job correctly, should help you interpret your searches. If you decide not to conduct any local searches, your conveyancer may recommend that you take out no search indemnity insurance as an alternative.
it's well written and well-presented. But it doesn't make clear that different laws and rules apply in devolved nations. Beware.
