positively, I learned there is a new law due about freehold which will make freeholds less valuable. this might, just might help me as someone new bought my freehold in 2023 whithout my knowledge and wanted more than 3k shortly after to buy it. Now, 2yrs later its 1k cheaper. On the downside, it largely seemed to relate to flats. I am now worried. If I buy the freehold now I am sure I will lose money as the property isn't in great repair, but if I wait it could be sold from under me again as he is effectively giving me the first refusal I SHOULD have had from the original owners having bought my house in 1986. Downside of website I have looked at (and to be fair briefly), is it seems to focus on flats. Still the best site i found so far.

Hi, thanks for taking the time to reply. From what you have said, I'm assuming that you own a leasehold house and your current freeholder has decided to sell it to another freehold. We do have a guide for Leasehold Houses specifically. https://hoa.org.uk/advice/guides-for-homeowners/for-owners/leasehold-house/ You are rightly concerned that you do not know what your new freeholder will be like. If the price is right and you can afford it, it is probably in your best interest to buy the freehold of your house, especially as leasehold houses may become more tricky to sell as they become less common. But you will want to get financial and legal advice. The government funds free leasehold advice via the Leasehold Advisory Service - https://www.lease-advice.org/. Good luck, Paula
Good but no email was sent? Live Chat failed to respond too.

Not really, the instant valuation was so low it was ridicolous.

Not completely. I have a specific situation and need advice on it.

Informative site but did not find all the info that I was looking for!

Yes, but it offers no solution or any means for this group to cahllenge the decision to raise by 100% for 2nd homes. those of us who spend our time equally between two properties should not be penalised in this draconian manner.

20% of us live in flats so 'house price watch' and 'house valuations' are not really relevant. Why don't you have a 'flats price watch'?

Thanks for sharing your feedback. Just to let you know that despite the title of the various House Price Index reports, they are in effect property price indices that include the prices of all different types of properties and price trends. We do include a comment each month on house price shifts by different property types as well.
NO. There is no help or advice for those struggling to obtain financial support for FLAT ROOF INSULATION, especially for communities in blocks of flats with shared flat roofs. Most Govt schemes (Green Homes Grant, ECO, GBIS, HUG) are designed around individual dwellings and it has been impossible to secure Flat Roof Insulation funding/Grants so far. The Energy companies do not care. They onloy want to do the easy wotk like loft insulation and cavity wall insulation as part of the ECO schemes. The authors and specifiers of Goverment schemes are guity of not thinking this issue through and not making proper provision for community requirements. This includes Privately owned flats as well as social/rented. There should be help for all. We are a community of 27 flats with 9 on the top floor and zero insulation. EPC are C to G with the worst being on the top floor. They would not be allowed to be rented out in the social sector. We have a new Government who claim to have a new insulation plan. If so please can HOA contact and discuss this problem with the relevent Minister and report back to your readers. I would welcome the opportunity to speak wwith HOA on this issue please.

Thanks for getting in touch. We share your frustration! So many disjointed schemes and unfortunately there are gaps especially as different government departments are involved. We will continue to raise how there needs to be better consumer protection around these schemes and they need to be better joined up. I would also suggest that you write to your MP with your issue. He or she will have a hotline to the relevant government Minister to get your concerns heard. Best of luck, Paula
It's not really giving me the advise I'm seeking. My management company is hassling me to sign my revised and increased Ground Rent amount - and by signing I agree to the increase. Where do I stand legally with this ? This is not an area that seems to be covered for existing and vulnerable leaseholders. skinnimont@gmail.com

Hi, you are under NO obligation to sign the lease and the revised Grount Rent amount. They will NOT be acting in your interests. I suggest you book a call with the Leasehold Advisory Service where you can speak to an leasehold lawyer for free. See - https://clients.lease-advice.org/#/
Information about the shared ownership scheme is incomplete. There are a range of pitfalls with the scheme that are not mentioned. Shared ownership is complex and unfortunately some of the content is not accurate.

ok but i dont want this

The valuation seems to be a little bit wide of the mark!! Looking on other well known sites the figures are being suggested at 50 - 55K more than this.

I wish your tool does SOME due deligence (market data) before showing valuation

Looking for International removal estimates - planning to move from the Netherlands to the South West of England: did not see anything that might help with estimating this.

The service is offered free and that is great but I don't see why you can only proceed with evaluation if you have to tick the box at the end - which means basically you are going to be plagued by telephone calls in people wanting your business!!
