“I found Sleeps12.com to be an efficient and friendly service. I received communication through out with no issues. Great choice of properties. We stayed at Duxhams which was a stunning property for a get together for a group of friends to celebrate a special birthday. The information and suggestions for the local area on the website were comprehensive, although I have to say that we mostly stayed at the house as the weather was great, although we did use the catering services of The Wild Pear who I would thoroughly recommend. Our stay was fantastic and the local host Lucy was most helpful even though we did not meet her. Would definitely recommend.”

“An ideal venue to celebrate a very special milestone with my family. Pippinsands holds an atmosphere which brings a sense of fun, laughter, peace, and love. The grounds are well kept where we played rounders and cricket followed by relaxation in the hot tub! Whilst the home is just so warm and friendly where we just enjoyed being together. The setting is perfect being surrounded by the rolling Devon hills and where the bird song just lifts your spirits. Philippa and Roger made us so welcome and I look forward to a return visit.”

“Great customer service - extremely responsive when I had questions and kindly sent me a reminder when I had omitted to complete some of the booking information. I also particularly appreciated the call to discuss details when I was choosing which property to book. Would highly recommend and will definitely use again.”

“The property we stayed in was exactly as described and clean, booking was easy with email reminders when necessary which was helpful. I am now just awaiting return of our security deposit. Overall a lovely stay and easily booked”

“Perfect for family birthday, stunning views, great patio, hot tub & spa pool, large table for meals, plenty of everything, well stocked kitchen, lovely welcome gift when we arrived, house manager quick to respond when I contacted her, small issue sorted, drinks pantry very useful and underfloor heating welcome in evenings”

“This was our 5th visit to a sleeps 12 property. As usual, everything was as expected and first class. Josh,s Kitchen cooked for us one night which was excellent. The local New Inn was very welcoming and great value for money. There was plenty to do in the area without having to drive too far”

“Website and booking process was easy to navigate, and a quick phonecall to customer services answered the questions I had. Property we booked was great, and facilities just as described on the site. Breakage deposit returned promptly on returning home. Would happily use again.”

“I found Sleeps 12 to have a very decent selection of large properties at really competitive prices. Having booked my property in Somerset, on arrival I found the photo gallery of the property that I used when deciding on the house was accurate. If I was to have one minor moan, it's the near 2 weeks it can take to get your security deposit credited back to your account. Other than that, I have no problem recommending Sleeps 12 for your large property holiday needs.”
