“Lovely house and pool, kitchen fabulously equipped and all exceptionally clean. Only downside is the horrendous amount of flies due to the neighbouring farm. Also the 9.30am checkout with a big family is challenging!!!!”

“I was satisfied with the polite service i received from sleeps 12. I did sometimes get the answer machine during office hours, but usually got a call back quite swiftly. We will be back, thankyou.”

“Nice venue for four generations of a family to celebrate a 50th birthday. Well equipped for catering. Comfortable rooms - bedrooms and lounges. Lovely long weekend!”

“House was well appointed and presented ... interestingly quirky ... and comfortable ... the instructions were spot on and the owner called in on the first night to confirm all was ok and answer any queries we had ... suited us 10 adults with two children and a baby . Lovely place”

“Lovely house with everything to keep a family amused. However, being critical there was an easy chair downstairs showing signs of wear, broken floor tiles. (One wonders how people manage to break floor tiles!) and a chipped glass. Nothing major. However, the downstairs bedroom window was warped and difficult to close making security an issue. The grounds are wonderfully kept, and the house very clean and the pool also.. The situation is unique and a truly peaceful setting. We very much enjoyed our long weekend and would have given five stars but for the niggles, all of which could easily be rectified.”

“House was very clean. Location was excellent. Impressed with Taunton, feel good town with lots of good restaurants. Kids loved the pool, to them it was a week in heaven. Dunston Castle was a great day out. Pool table was a bit suspect as my son-in-laws and grandson kept winning. What would I do to improve? Take my Amazon Prime dongle with me to give the kids more choice. Put razor charge points in the en-suites. Picky because the week with the family was brilliant. Note: Watch out for traffic in the access lane as no mirror to see traffic from the left when leaving the house.”

“Booking with sleeps 12 is very easy and I have already booked with them again. However, whilst the accommodation we have just visited looks fantastic on the website, once there, there is a general lack of information and I did not feel the standard of cleaning was what I had come to expect from a sleeps 12 villa.”

Thank you for leaving a review. Unfortunately with large groups bookings are usually made a long way in advance so it has become necessary to make the deposit a nonrefundable one so that we can then reduce the price to make sure the owner doesn't loose out on a booking and the guest isn't then responsible for the full amount.

“Sleeps 12 is a fantastic site, really informative and made everything so easy for a large group booking. The house was in great condition, great welcome from Helen and had everything we needed with young children in tow. The downside was the check in & out times - we all felt these should have been a bit more flexible. The cleaners also turned up on site, unannounced at 9am the day we departed. Quite alarming when the children were all playing outside and a stranger just ventured onsite. The surrounding area of the houses also isn’t that great ... there was (albeit friendly) a dog who kept getting through the fence and coming onto the property, again not ideal with babies and young children - some of which were pretty frightened of it. In the end we had to secure the gate with a sun bed to stop it getting in. Annoying. We also happened to notice two homeless people on the country lane the properties are sited on, whilst there’s absolutely nothing sleeps 12 can do about this it definitely made a few of us feel quite vulnerable. We’d definitely use sleep 12 again as the service was great but we’d probably end up choosing a house in an area we were familiar with & we’d definitely suggest a few things tightening up around at Ranscombe.”

Unfortunately we are unable to offer any other arrival and departure times. Our owners require the full 6 hours to make sure the property is maintained and cleaned ready for the next guests. We are sorry about the dog and thankfully have been able to locate the owner. We have checked with the housekeepers and one girl was dropped off early by her parents, but she assures us she went straight to the laundry shed via the bin area so should not have been not he premises. Please do let us know if this was not the case.

“Lovely spacious modern barn conversion. Facilities at a very high standard and comfortable and clean. Beautiful garden with patio and barbecue and hot tub. Very quiet and peaceful spot. Ideal for both young and old.”

“Stayed in Cockercoombe as a family of 12 plus a dog and two infants. House had all the amenities that we needed plus more, and great that each room had a en suite. Local walks are beautiful, as are the pubs! Only down side is that the garden was not dog proof which meant we couldn’t let him roam free, but otherwise we had a wonderful time there.”

“Easy enough to book and use, everything is automated so can be a problem when there is a special request- when you call they don’t really know how to help. The actual property was amazing and would therefore use the sleeps12 website again to book.”
