I have used John Charcol for many years sorting mortgages for myself and my companies. Until now I have never had any issues but this contact has been so dreadful and expensive that I cannot believe it was with the same firm. I was trying to arrange to port my son and daughter’s NatWest mortgage onto a new property for them. It should have been very simple but John Charcol had sorted the original mortgage so I thought it better to let them do it. We were looking for an increase as well as the original sum as is normal in the circumstances. I explained the position to broker Dan Watkins, he asked for the supporting documents, my daughter is self-employed and son, sadly, is permanently disabled so survives on benefits. Everything was emailed over. A couple of days later Dan comes back with great news – “We’d be able to achieve borrowing capacity of £304,000 taking into account the benefits and the last 2 year average income from self-employment. This is assuming there is no ongoing debts or commitments.” I confirmed there were no debts or commitments and checked that the mortgage was NatWest ported, which Dan confirms. Great! Dan wishes us luck house hunting! – “Thanks and best of luck with the property search.” We went house hunting, with the mortgage sum being £10K more than we expected it was good when we found a suitable house and had an offer accepted on it. We had had an offer on our existing house, a cheeky £25,000 below the asking price but the agents were confident they would push it up a bit. Purple bricks started to push us for proof of money, I sent the email from John Charcol and the estate agent confirmed the offer on our property – all fine. Purple bricks came back asking for an AIP from NatWest not an email from John Charcol. I emailed Dan asking him to get one, he said it would take a couple of days. After four days with no news I called him but got an answerphone twice. I called the main switchboard, was told Dan was on holiday! I was put through to Daniel Harris. He was great, he looked at the file, no AIP had been received from NatWest but he said that the figures all looked fine and that Dan had committed John Charcol to getting us a mortgage so he would send me a John Charcol AIP which he stated, “Purple Bricks would be happy with since JC never failed to honour an AIP.” We discussed what would happen if NatWest came back with a lower figure and Daniel explained that they had loads of borrowers that would easily cover the £304,000 and the early settlement penalty, £6,000 from NatWest. He repeated that JC never breaks a commitment. The AIP arrived from JC and I sent it to PurpleBricks who immediately confirmed it was fine. My daughter was concerned that we could lose the house if someone else made and offer so we finalised it and told our agents to agree to the £400,000 offer on our property so we could get the legal teams in action. We were using the same lawyers we had used previously and told them to get on with it. We had a small party, we had apparently bought the house we wanted. Then PurpleBricks came back saying they needed a bank AIP, I think the JC one just didn’t match a tick box on their check list but I chased Dan again, his reply took the ground out from under our feet! “Sorry to hear there’s issues with our Certificate. The case was originally referred to NatWest and we had to wait a while for a response on this. In the meantime I believe this certificate was provided to you. We have had a response back from NatWest and they have stated the maximum amount of borrowing allowed would be £258,200 after review of the application as a whole. We are now falling short of the amount required so I’m not sure how you would like to proceed at this stage.” NatWest had come back £45,000 less than Dan had stated initially. I replied reiterating Daniel’s comments, Dan said he would talk to Daniel to see what was agreed. Dan came back with an email that shocked us, “I’m very sorry for the miscommunication from Daniel, he provided this without checking the referral details with NatWest which were still pending; he has now left the business. We should not be providing AIP certificates without finalising checks first and I appreciate that it has caused you a lot of inconvenience for you all.” It was Dan that committed JC to the £304,000 by his statement – “We’d be able to achieve borrowing capacity of £304,000” Daniel just followed his lead after looking at his figures! John Charcol refuse to honour their commitment made by Dan or the AIP issued in Dan’s name by Daniel. There was no reason for us to doubt that the £304,000 was correct when we received the AIP. We accepted an offer for £400,000 for our house on the basis that the £304,000 would allow us to complete the deal on buying our new house. That now comes back to bite us, that buyer has gone elsewhere since we haven’t got a house to buy leaving the chain incomplete and other viewers all offer £400,000 to match the last accepted but incomplete sale price, social media means there are no secrets! There is little chance we will attain the £425,000 price that the estate agents believe is the actual valuation of the house now so we have lost £25,000 and have little or no chance of ever completing on the purchase of our house. John Charcol have seriously messed up and will not even talk to u about it, we just get rubbish replies, the initial line from Dan was a ‘GUIDE’ based on his use of the NatWest Calculator but that was never stated nor were we warned when he wished us good luck house hunting! The AIP is effectively a PROMISE to get that mortgage if nothing has changed, we didn’t have time to change anything! It appears John Charcol are now employing low grade staff who take shortcuts and rely on being bailed out by their seniors but issuing a false AIP gets you fired showing just how serious it is . Will anybody ever accept a John Charcol commitment or AIP after the way they behaved here?

Jessica, Holly and Lilly had no clue how to assist a client. They wasted three months of my time, no advice was given. They passed the wrong information to the mortgage provider. They gave the wrong impression to the building society which I didn't disclose some vital information. They do not understand what the mortgage provider wants, frankly speaking, they are the wrong people to deal with mortgages.

Scam advisor, stay away Stay away from John Charcol, time waster and stolen my hard earned money £520 Initially, i was told, i have no pay no money till mortgage is fully approved. After few weeks, i have received a call from my broker Natasha, i have to pay £520 for survey and application fee of 199, application fee of £199 are transferable or refundable in case, there is an issue with a property. After few weeks, I received an email from her, neither of the fees are refundable. What a scam! Stay away from them. Look for better mortgage adviser. Impossible to get hold of them on phone too.

Thank you for taking the time to leave a review. Your adviser was correct when she stated that John Charcol do not charge a fee for our advice until your mortgage is fully approved. As your mortgage has not been approved, you have not been charged your fee. With the majority of mortgages, the lender (not John Charcol) charges a survey fee and for the lender used for your particular circumstances, a non-refundable assessment fee was also charged at outset. These fees were clearly documented and provided to you prior to your mortgage application with this lender. Many thanks, Alice

I asked for a call back today 19Mau20 at 18h00. As a First Time Buyer I wanted to get some advice on how to get the best mortgage. To my surprise I got very disappointed. The advisor who called me back was rude and very unhelpful. He gave me zero information and made me feel like I am stupid.

Hi I dealt with Steve Molina and Katy Swift. Steve did a great job of walking me through options to refinance. As a team, they were exceptionally well informed and took me through the process thoroughly, dealing promptly with questions. Quick follow up and call back when I had queries or needed to send further information. Would definitely work with them again.

Absolutely awful, advised my mother into an abusive financial situation with a new partner after my father died. Advised her to give up a mortgage with only £10'000 outstanding so that her new abusive partner could go onto the deeds of her property whilst she took out over £100'000 in a bridging loan to fund his own personal endeavours. Failed to ask my age and if I was a contributor to the home, their advice lost us our entire inheritance from my father's estate. Avoid at any and every cost. We will never recover from their interference and enabling of a physically abusive, financially abusive and coercive man. I am shocked beyond belief by the lack of care of two vulnerable women. Their emails and correspondence fail to address these issues even when raised and they accept a person with no legal relationship to my mother borrowing money against her property to which he has no claim. I am disgusted by this company and their employees

Terrible experience using John Charcol. The process took 3 months. My advisor booked 3 calls - then didn't turn up for them (apologised later). My advisor booked a further 2 meetings which were each pushed back a week because they had decided to take last minute annual leave. I had previously remortgaged myself from start to finish in 2 weeks. I went to John Charcol for professional advice. They took 3 months from start to finish and were incompetent at most steps including double charging fees. I paid the valuation fees for my mortgage illustration from John Charcol and the lender. The advisor then called back later to say the illustration I had been offered was no longer on offer and they would change it. After completing and paying the fees to John Charcol via the new mortgage - I was sent a 14 day demand to pay the £995 fee again. This was very stressful and I was pressured to pay. Subsequently John Charcol apologised for their mistake and refunded me the second fee that had already been paid. Because the process took so long using John Charcol the interest on my credit card consolidation meant it would have been cheaper to use a faster more efficient broker. I would strongly advise against using John Charcol based on my experience.

Right at the last moment there was a shortfall in the mortgage of £2000 which meant my having to find that amount at very short notice. I complained and just keep getting offered a telephone conversation to discuss things when what I want is the official complaints procedure to make a WRITTEN complaint - not get fobbed off by some bland telephone conversation. At the moment I am busy at work but eventually I will get round to complaining to the financial ombudsman.

The service I received throughout trying to organise 2 mortgages was dreadful! Having used John Charcol 2 years ago I was really happy with the help and service I received. This time has put me off using them ever again I am sad to say! When your account manager leaves and doesn't tell you is never a good start!

I will never use the mortgage department of John Charcol again. I asked when taking out a re mortgage to pay the fee to the third party up front, it was added on to the mortgage and it is not the first time it has happened. I have not had great response to my complaint and in the end had to sort out with an added charge. I will never recommend John Charcol and will in fact discourage people from using them. I am going to seek advice from the financial ombudsman as being ignored is not professional, but it is the best way to hope that someone is going to give up on the complaint.

Nine months of excruciatingly slow and non-responsive dealings with this specific broker. Although the outcome was positive in that eventually they delivered a decent rate, the painstakingly poor experience is one I wouldn't like to repeat again. The money we lost during the whole process (which from experience could have been completed in a more reasonable 4 months) of transferring our mortgage across was hefty. I can only put this down to the particular broker, and not JC as a company, as we had dealt with other brokers at JC in the past who had been positive, efficient and helpful.

Had great communication in the beginning regarding a mortgage renewal and then nothing. My point of contact was celeste Harris who then just stopped replying to my emails. I emailed to see if she had left and was told she still worked for the company and that she would be in contact but still nothing. Completely let down as they come recommended.

I did the full phone call to remortgage (nearly an hour), emailed all the paperwork, emailed after a month to ask what's happening....no response. Seems I have completely wasted my time with JC. Pointless.

Pravin Varsani took ages to contact me, was too busy to be very interested and ended up advising me to take what I now realise is a very poor deal. He did not tell me that a second lot of solicitors would be required by VIDA for a debenture and this would cost me a further large fee in addition to my main solicitors. I find it ridiculous that, at the age of 69, having had various mortgages for 45 years and with £1.5million in equity in my property investments, I have to pay for 2 solicitors to appraise me of my responsibilities on taking out a mortgage. I would not use you again and would advise others against John Charcol. I am paying your fee VERY RELUCTANTLY.

From the beginning Cathy was hard to reach. We have been working with her for five months now, without success, and have given up. She doesn't answer her phone, instead you get a recorded message to send her an email. Except that she doesn't give her email address! She said right away that our best route for refinancing would be to roll over with the existing lender ... but never told us the endless series of additional information that would be needed. Her excuse always was "they've never been this bad", or "I didn't know they would ask for this". Surely a professional broker should verify what is needed, tell us, check it's all in order, and proceed to the finish, not muddle through hoping for the best. I used John Charcol for my first property years ago and had great service ... now I will think twice before using them again.
