Hi, I'm sorry to see that you have been disappointed with our valuation calculator. The valuation is offered as an estimation and not designed to replace the expertise or local knowledge of a reputable estate agent. The automated valuation is based on various data points, such as historic sold prices of the property and others in the area. It is possible that when there is less data available, e.g. where a property is in a rural area (less properties to compare against) or there have been little historic sales in an area in recent years, there are less things to measure and a valuation can vary to what an estate agent would say. It does sound like you have a lovely and unique property (not many properties can boast having a barn) which will make an online valuation less reliable.
