“We had 2 surveyors attend and an architect before works started and we were not made aware of the issue with the location of the water tank resulting in emergency fees as work couldn’t continue without the relocation of the plumbing. Not provided plans of what the space would look like, electric sockets not in the correct place and the work finished at 10pm Monday night and they phoned 9:30am the next morning wanting payment. Got told they don’t provide plans unless there is an issue, did get the emergency call out for the plumber reimbursed but if we were aware of the issue we could have got it done a lot cheaper. The positive is the builders and the electrician were fantastic and worked to the plan and despite the tight deadline they did get all the work done to a great standard.”

We are delighted you are happy with the finished roof room and the completion to your strict deadline. Unfortunately, the unforeseen plumbing costs were unavoidable. Prior to the project commencement your roof was supported by a single horizontal roof collar. In our experience almost all changes to the arrangement requires us to only replace the original support(s) in the same location, the water tank was located elsewhere so our surveyors and architect disregarded it as not interfering with the proposed works. It was only when the design was sent to the structural engineers for justification that we were informed that the roof was inadequately supported by modern day standards and significant due diligence was required on our part to ensure the final design was safe and compliant. It was deemed insufficient to install a single beam with two props which we quoted for initially, but required 3 beams with 6 props, one of which was where the water tank was located. We duly completed this significant additional work at no additional costs to yourself. Despite this extra work requiring days of additional labour, we understood your profession required the deadline to be absolutely adhered to. We therefore also incentivised the team, together with an additional installer from another team, to also work on the Saturday and on the bank holiday Monday, the team leader also returned by himself on the Sunday to ensure the deadline was met without compromising on quality. We also reimbursed you for the initial call out charge by your plumber to assess the scope of the work. Unfortunately, the quotation by your plumber was not shared with us so we cannot advise whether it was exorbitant or fair. We hope you are now aware that you paid only a third of what it would have cost you for the structural alterations, had the original house build been structurally sound and hope it may give you some comfort that the financial saving was significantly more than the cost of the plumber, irrespective of what he charged. We thank you sincerely for your business and do hope you now feel we have been more than fair in how we dealt with an unforeseen and extremely rare circumstance.
