DONT STAY AT THIS PLACE THEY WILL TRY ROBBING YOU 
we stayed at this place from a monday to thursday morning and didn’t enjoy it as much as we should have. the moment we got inside we smelt a very disgusting smell. it was as if someone had puked up near the entrance and hadn’t been cleaned properly . this wasn’t a good start but we just did some spray and tried carrying on with our trip. when we got to the bedrooms we realised there was no locks on the door which meant we didn’t have full privacy but we didn’t mind too much as we knew each other. When we did decide to go to bed they were very uncomfy in most rooms and we struggled to sleep. these were some of the little problems we faced but the main ones were when we left the place. the customer service is absoulately disgraceful even before we went on the trip we rang them and the lady speaking from the company was speaking to us in a very awful way which made us all feel disturbed and uncomfortable. when we did get home the company started to send us pictures of things which they told us we had broke but we knew for sure that we hadn’t broken any except the ironing board which was already half broken whilst we were using it. to say it’s a very expensive house some of the things that were included inside there you would of found in a council estate house where the people are on benefits and are struggling to buy decent equipment. They tried making us pay extra and still are trying to get more money out of us for things which were already broken. one of the other things they said is we damaged the chair because we left it outside but when i checked it there was no damage on there just the smallest piece had been abit damaged but over time these chairs do get damaged so that is normal. do not ever stay at this house even though it looks very nice you will not enjoy it a single bit. also whilst we were there 2 showers had issues with them and they had to send an engineer which came at 8 in the morning and woke some of us up. they should have sorted that shower before we got there as it stopped us from using it for a day or two.

Host and Stay North East has allowed us to fulfil our dream to travel the world safe in the knowledge our two properties are well managed and looked after. Andrew has been exceptional with guest communications. He has always been quick to resolve any issues that arise. In addition we really value him keeping a close eye on our properties and the breath of knowledge and expertise he has in the industry. We can’t recommend Host and Stay enough if you’re looking for a friendly, transparent and trustworthy management company for your Holiday Lets.

We stayed at Castle View in Seahouses. The property was great, brilliant location, comfortable and well furnished. However, be aware that there is a mandatory damage waiver that is not listed on the booking details and has been raised in reviews before. You have to pay £25 non refundable waiver or £250 deposit of which £10 is retained as an admin fee. With regard to customer service about this issue, communication on booking.com was efficient. I would like to see the listing change to reflect the hidden costs before I recommend staying with Host and Stay again.

The accommodation was stunning and had everything you could ask for. But do be aware after you have booked (and most are non refundable) Host and Stay demand a £25 non refundable protection plan or a £250 deposit and a return of £240 when the property is checked for damage. It should have been included in the price so you knew from the beginning.

After being moved property after a mix up with booking.com we soon realised we’d left property at the previous address. We called and texted for two days needing to find our property. We were told we would receive a call to see if house keeping found the glasses case, my husband has now had to take the day off work due to no one responding When no one arranged for us to re access the property or get house keeping to look for our property, I then asked the lady I spoke to on the phone to post our property home. She then told me she’d be sending me the postage invoice! We asked for two day to return to the property, leading to us not being to drive for the duration of our trip. We also risked driving home all the way to Manchester without them. This service is unacceptable, I would not recommend this company

The property is long overdue a thorough clean. Far too many cobwebs to count, marks and scuffs on the walls all the way up to the flat. Stain on carpet approaching the kitchen. Cutlery drawer was depleted, limited cooking facilities, broken vase in cupboard which had been commented about previously. No toilet brush, budget toilet paper. Bathroom light flashes on and off all night and shines through the badly fitted door. Thick dust on beams. I notice comments about the lack of cleanliness but nothing has been done to rectify negative comments. On a positive note it’s a great location and could be fantastic with a little tic

Accommodation was clean and modern, very quiet, bed was comfortable. Had to pay a £250 deposit which was taken from my account and will not be refunded until a week after my return. This needs to be highlighted more and would put me off booking again.

We had an utterly distressing and traumatising time because of the faults of this property. While we were sleeping, somebody had accessed the property through the back door, stolen my car keys and car. This was due to the back door being faulty. When we looked at the reviews for the property, we had seen that two other guests had complained about this issue and obviously it had not been fixed. This meant we were stuck two hours away from our home with no car and no means of getting back. When we contacted host and stay about this they were very unsympathetic and only seemed to be interested in getting us out of the property for 10am so that they could get ready for the next guests! I had to instruct the police to ring the company and tell them that we had to stay longer as part of the investigation. I feel sorry for the next people staying here because now there are burglars at large who know full well they can access the property! Stay clear!

Bed was very comfortable and bedroom very nice . Unfortunately the rest of the place was not , as soon as we entered the premises there was a very strong smell off damp . The bath was stood on wooden blocks with damp behind them and in the corners next to the shower . We couldn’t get the water hot enough to enjoy a bath also . The courtyard was just a small concrete patio area that was not in a a very state with no seating at all. Access to the premises requires walking through a back ally which is filthy with a lot of people shouting etc though the night .

Dear Sir/Madam, I am writing this letter to express my disappointment regarding the services provided by your company. On 24/07/23 - 27/07/23 , I availed of your services and was dissatisfied with the results. Despite my repeated attempts to contact your team to resolve this ongoing issue, I was unable to receive any satisfactory response from your customer service department. I was left feeling ignored and frustrated by the lack of attention to my complaints.As a valued customer,(and my 10 lovely friends who joined me) I expect a higher level of service and attention to my concerns. I would appreciate it if you could address this matter and take appropriate measures to ensure that such incidents do not occur in the future.I look forward to your prompt resolution of this issue. Firstly, I had stayed at Otterhill, Great Ayton for 3 days with a group of friends just enjoying our holidays. At the end of the trip it had come to our attention the misfortunate and complete utter failure and disregard towards us. We had payed a cleaning fee of £400 which suggested to us that any type of mess which was there would be cleaned as we had put a payment down for the cleaning which we EXPECT to occur. As we had left we had gotten an email about some sort of ‘damages’ that we had APPARENTLY done which me and my friends do NOT recall AT ALL. There had been some sticks of some sort as a decoration which non of us had an idea that was there that apparently ‘we’ had broken. They had provided us with faulty equipment such as a faulty ironing board which had collapsed on me as I was ironing my clothes which could easily have resulted to a major hazard as the iron which I had been using had still been on. They had accused us of chairs that are ‘peeled’ which we also did not do and they had said we left the chairs out in the rain but the chairs were under a shelter/ balcony area so there had been no rain touching the chairs. This is just a small list of aspects of the utter disbelief that we are all in as they have accused us of doing all this without any sort of proof. Secondly, we had payed a deposit of £1000 which has not been given back to us to this day and it has now been over a week since we had left there. They had sent us ‘damage’ on cushions with a little bit of wax on it, in which we do not recall doing also, which they call it as damage but is just a wash away from looking brand new again? THIS IS A TOTAL SCAM, I DO NOT RECOMMEND THIS TO ANYBODY AND I NEVER WILL BE USING THESE GUYS SERVICE EVER. In my years of travelling and using other platforms to book and stay at places like this I HAVE NEVER been through such bad service in my life and my job I have requires me to travel all over the world not just the country! Moreover, after speaking to them and asking them about proof and pictures etc, they have been very very hard to communicate with as the person who is dealing with us repeatedly sends us the same pictures in which nothing is clear in, we had asked for more and more pictures but THE SAME pictures are sent over and over again, and the service? Please do not get me started on that, I have not come across anything so unprofessional and so upsetting, again I DO NOT recommend these guys at all for the prices they are asking and the customer service they are giving are not reciprocated. I would 100% second think or look elsewhere

i would just like to say, The place i stayed at , Great Ayton had Awful service, would not recommend staying here to anyone. paid £400 for cleaning fee and demanded more. falsely Blamed us for stains and other things such as the iron breaking, when in fact it could’ve seriously injured one of us. Holding our deposit even though we should have it back by now. unprofessional workers, customer service was terrible

BEWARE, HOST & STAY/SUPERHOG are not at all interested in you as a customer/paying guest. They state that they act as agents for the owners, that the owners ask them to make sure you take out ‘damage waiver’ for which they charge you £25 or take £250 which can be held for 28 days and for which they charge a £10 admin fee, however it is their methods that are questionable. Their emails which are duplicated by Booking.Com and for me number around fifty (50) in which they initially advise you, then demand action followed by threatening emails in which they state that your ‘check in instructions’ will not be sent until you have completed their verification process. For that they need your name, address, postcode, home telephone number, mobile number. Email address, date and place of birth, copy of driving licence/council tax bill and other sensitive information. If this is not supplied, again they threaten to withhold check in instructions and cancel your booking, for which you will not receive a refund. When you do converse with Host & Stay either by email or telephone, you might speak with, Lynzi, Sian, Eliza, Charlene, Ewna, Jennifer, Ewan or Ryan, there reply will be, “Thank You for reaching out to us” or “We'll have this coordinated with the relative department and get back to you as soon as we can”, BUT THEY NEVER DO. THEY DO NOT WANT TO ASSIST PAYING CUSTOMERS AT ALL. If your property is not as advertised or there is a problem when you arrive, don’t bother contacting them, as your reply will not address the problems, as they will state, “ we have reached out to the owners” or similar. And the next email will state, “ Remember our housekeeping team will arrive shortly after the check-out time and will need immediate access to prepare the property for our next guests. Please note that any late departures are subject to additional charges as per our terms and conditions. So Host & Stay appear to have many staff, yet Companies House say they have ZERO employees, so you then see the link to Manhatten Property Management Limited and on your payments to ‘Stripe’ and of course Superhog. I feel sorry for the owners because I’m unsure whether they are aware of the tactics of these companies, but then again when you look at your costs, you see it is itemised as, Accomodation charge, Cleaning fee & Service Charge. Why not one payable amount ?. Also if you look at the first reviews of the properties, most of the people reviewing haven’t stayed at the premises, they simply state how good the premises are for local sights, amenities etc and their comments are backed up by someone called ‘ Stay N ’. My belief and there is evidence, that it is the owners and Host & Stay utilising pseudonyms. So to sum up, My review would be that I urge you to give ‘Host & Stay’ and any of their inhouse/other companies a very wide birth. I for one will not use any property that they manage and I would say to any owners who are reading this, DO NOT USE THEM.

I booked via booking.com for a stay at Threadneedle cottage at the end of January 2021 on a non-refundable tariff. However on the 2nd January 2021 Host And Stay requested permission to cancel the stay and waive the cancellation costs. I accepted the cancellation only to find they now won't give me my money back. A cancellation policy is for if I cancel, not for if they cancel. Basically they can take your money, cancel your stay, and keep your money. Total scam. Beware.

As a property owner and landlord Host & Stay have proved to be a great partner to move into the holiday letting market with. They have provided good advice and support in preparing for purchase of a property and when preparing the property for letting and professional property management of the letting process. When I first met with Dale and his father I felt confident that they shared my standards and that we could work well together. I’m sure they will be good partners moving forward.

I have found the family run team at Host NY to be extremely professional in dealing with my two holiday lets. Dale is quick to reply to any issue or question I may have. The reviews for cleanliness have never been less than 10. They have a real personal touch with the clients and repeat bookings are high. All in all I would rate the service provided by Dale and his team as a 10. Highly recommended.
