Don't bother with this site!! Grossly undervalued my house! For a 5 bedroom character property with double garage and barn????? I have been on several sites and all of them valued at least £90,000 higher!!

The valuation is offered as an estimation and not designed to replace the expertise or local knowledge of a reputable estate agent. The automated valuation is based on various data points, such as historic sold prices of the property and others in the area. It is possible that when there is less data available, e.g. where a property is in a rural area (less properties to compare against) or there have been little historic sales in an area in recent years, there are less things to measure and a valuation can vary to what an estate agent would say. It does sound like you have a lovely and unique property (not many properties can boast having a barn) which will make an online valuation less reliable. We have our fingers and toes crossed that the leasehold bill will pass, which will mean cheaper leasehold extensions. Paula

These instances are very rare but do come up from time to time. As with any online valuation tool in any sector, it relies on what data exists and this can naturally vary per property/road in some cases. Overall, the valuation tool gives a reasonable ballpark figure but occassionally there are instances where there isn't enough data to call upon.
