No, completely biased If landlords are FORCED to spend thousands to improve their property you are dilsullionial if you believe the costs will not be passed on to tenants Lower heating/ energy costs for tenants will be absorbed by increased rents

I am still looking to find out what happens if you don't need a mortgage as we are buying outright and I have only been on it for 10 mins. But otherwise, it is a very comprehensive website as far as I can tell. I have never bought a property before so having the process step by step with expectations and jargon explained has been a relief.

Hi, thanks for taking the time to leave a review. Being a cash buyer does make buying a property easier and faster as you don't have to deal with a mortgage lender. That said, when you do decide to put an offer on a property, you will want to think carefully about doing a survey. This guide sets out the different types of surveys on offer. https://hoa.org.uk/advice/guides-for-homeowners/i-am-buying/what-sort-of-survey-should-i-have/ You won't have the reassurance with the lender's valuation of the property that you are not over-paying. As a cash buyer, also be careful when buying a new build, and make sure you get a good and independent conveyancer. You will want to make sure that the proper warranties and guarantees are in place. I have just ask for a free qoute on my property at a rough present day price 3bed ,one en-suited and 2 lounges ground floor ( The property is detatch with garage ). the overall plot is about 171/2 m2 What I would like to know as this property is leased on 99yr lease.,which started from 2005 (new built ) I am the 2nd owner and thinking of buying the freehold this year ,Is it possible to give me any idea of the price I would looking at paying. As you have 81 years left on the lease, it's really important for you to research your options now as your lease extension will cost more and more when it goes below 80 years. That's because you will need to pay a marriage value to your freeholder - which is essentially 50% of the uplift in the property price as a result of extending your lease. We do have a lease extension calculator you can use to get a ballpark figure.
