AVOID HOME SELLERS PROTECTION! They only pay out on a certain small criteria if your buyer pulls out, such as the buyer being given notice of redundancy, or the buyers relocation not completing, etc. If the buyer themselves fails to get a mortgage, or decides not to progress the transaction, Rhino will not pay out. Ultimately, they haven't protected me. Instead, they took money from me upon selling the policy and failed to reimburse any costs incurred. Their policy is not worth a penny. Avoid.

Would not purchase this again. Very few things it actually covers. Does not cover if your buyer pulls out, which is what we wanted it for! Only really covers if you are gazumped.

I have just spoken to Rhino home protect on the Phone who explained I cannot claim, firstly because I did not need a mortgage and was a cash buyer. secondly because I renegotiated on the purchase price. This was due to dangerous electrics after paying for an EICR certificate, advised to be done from the Rics Survey which cost 725 pounds plus 2 certificates at 310 pounds. The electrition advised a complete re wire on the house and to forward the certificate to the Vendor for immediate attention. Which I did. I Had no choice but to renegotiate as the costs of all the repairs and inconvenience that were flagged up were huge plus I would not be able to move in until the re wiring was done. I was prepared to do this if I had the budget.so renegotiated. This policy does not cover me because I renegotiated and am a cash buyer, even though the Vendor has now put the house back on the market with an unsatisfactory EICR which I paid for. I feel sorry for the next potential buyers. so! I cannot claim back what I paid for the Survey. I strongly feel that this situation falls under things out of our control as buyers but the lady on the phone said no I can't claim because I renegotiated and the vendor didn't accept my offer. very disappointed.

Thank you very much for your comments. With most insurance Policies the trigger for a claim needs to be something that is outside of the Policyholder’s control, as any loss needs to be fortuitous. Unfortunately, in the circumstances you’ve described above, your re-negotiation would be the trigger for a claim, which is something that is deemed to be within your control. Whilst we appreciate the survey has prompted you to renegotiate, an adverse survey is not unusual and so this type of Policy does not generally protect against these situations. Appreciate this is disappointing for you, by all means give us a call if you want further clarification.

Do not bother with this insurance. It covers 7 very specific scenarios and if your claim does not fall into one of these then it will be rejected. I bought the home sellers insurance. My buyer pulled out two months into the process and I was unable to claim insurance as it was not covered by one of these specific scenarios, resulting in me losing over £700 in solicitors fees and misleading insurance. A waste of money.

Was of no use in the end. We pulled out of a sale because of the discovery of Japanese Knotweed in a Level 3 Survey. Unfortunately the insurance doesn't cover this. A waste of money for us. Only useful if we were gazumped or the property has structural damage or an act of god. Read the small print. first-time-buyer-london.co.uk

Couldn’t even buy the insurance because of a glitch with their website. The address field 2 line repeatedly came up with an error message so I was unable to submit the form and purchase the insurance. I messaged them nearly a week ago and received no response. I also tried to phone them six days ago but the line rang out. Wouldn’t fill me with confidence if I wanted to make a claim.

I made a claim 15 Jan for a home that I’m buying that fell through. The decision came back 18 March declining my claim because the reason of the buyer pulling out of the sale is not covered apparently. I requested for a review because according to my policy “if the property is withdrawn from sale by the vendor for reasons beyond your control” it should be covered. How can they question this claim when I have no control of the vendor pulling out? As of today over a month ago since I requested a review, I have not heard back. Really, really poor experience. I sent them an email again so maybe I’ll hear back, maybe I won’t? I will not get them as my next insurer when I start buying again, that’s for sure!

(1) Very bad experience when you make claim. I received a reply email after a month of submitting a claim.After more than a month they asked me more documentation.And again they sat on my file. I called multiple times and each time they gave a false promise that the decision would be taken on the same day. After lots of chasing, they gave the decision. I do not want to challange their claim decsion because I do not want to go through frustrating process again. I would caustion you not to go with this insurance. Rhino homebuyer insurance is useless. There is not option to put negative rating so I have given 1 star.

Don’t waste your money Bought homebuyers protection Had offer on our house which we accepted Had level two survey and timber surveys done on house we were potentially buying Our buyer pulled out which meant we could not go ahead with purchase of another property Sent in a claim form and was told we were not covered as we broke the chain We did not break the chain our buyer did I e mailed and asked to explain Reply told me to read the policy
