It was a very busy period when we booked and therefore impossible to speak to anyone on the phone but they responded to my emails and the whole process was quite painless.

Kate & Tom's clearly have some wonderful properties available, but I persuaded them that they do not need to take the cautionary deposit as early as they ask for it, and in my opinion they have returned that deposit much too slowly.

Very efficient and great communication. They did give us the wrong key code for the house which wasn’t ideal and there was a lot of payments which made the process a bit laborious. For the house it was missing quite a few basic things such as a cloth to wipe the table, bin liners, loo roll. Things that I would have expected to be there. Otherwise it was great! Thanks

Easy booking. Quick responses to email queries. Not so pleased about being charged for the wing when I needed just 1 more room. Room 7 turned out to be within the main house so I do not see why we could not have accommodated my 13 guests without the need to charge for the whole wing. I am also unhappy that I was initially quoted a huge amount for the addition of the wing to my booking. Eventually that was sorted out to some degree but as the whole time the price for the whole property was being dropped considerably lower for a Jan weekend than I had paid this left me feeling that I had been taken advantage of and had been foolish to plan ahead. It puts me off booking well in advance again.

There wasn't a huge amount of contact between myself and Kate & Toms and when there was it was quite slow. There was more contact with the house owner which I guess made more sense.

Ok, not amazing. Every email & phone call was from a different person. They must have a big staff turnover. Everyone is very polite & seems helpful! I emailed to ask a few things during the last few weeks approaching the booking & didn’t get replies. I found it easier & quicker to contact the owners directly.

Hello Victoria, Thanks for leaving your feedback, we have a large team as the office is open 7 days a week, 12 hours a day...we want to be available to our guests as much as possible but this does mean that sadly it is not always possible to speak with the same person. We operate at a 24 hour response rate during busy times, but the owner's contact details are provided at booking stage - they are the property experts and are always happy to help with any questions. The best thing about Ludbrook Manor is the pool - which the kids really enjoyed, particularly as the weather was so bad. However on the negative side members of our party struggled with the lack of bathroom doors, which made them feel very uncomfortable and the very limited wifi. Although the owners added more data, we had to ask three times and were then asked what we were downloading, which made me stop asking and we spent half the week without internet - it was just unnecessarily stressful.

Hello, Thank you for your review of Ludbrook Manor, we appreciate your feedback. Whilst the bathroom layouts are clearly stated on the floor plan, I can understand that this could cause issues for some guests. Apologies for any discomfort here! Regrettably country wifi is not always robust enough for downloading, I am glad that the owners were able to extend this slightly for you - I apologise that this was not quite enough to last the week. Access to beautiful properties. Frustrating email system where you do not get a continuous email chain but individual messages - it is difficult for the customer to reference previous emails and details. I felt a number of details were missed when I was explaining the context of requests of requests in the build up prior to departure. Ultimately a great stay but could work on pre-departure communication.
