We arrived at a house described as having " stunning contemporary furnishings " to find broken sofa's, worn beds, and the final indignity, the heating broke down twice (in December ! ) We have now waited a month to be told we are to receive 150 GBP back on our 3500 GBP outlay, never experienced such poor treatment from a company promising " incredible houses " and " sumptuously furnished( bedrooms )"

Bit of a disaster! Told us there were 21 rooms (in writing) but when we turned up there were only 18. Then they refused to give us a refund for the 3 rooms we had paid for but didn't exist. Eventually, after threatening legal action they gave us a partial refund but am very disappointed with the service. The place itself was very nice but obviously it was a shock to find that we were 3 rooms short on arrival!

First time I have ever felt compelled to leave a damning review about a company. Their website is glossy, the house we hired fantastic, but the company is shockingly bad at doing what they’re paid to do. Though their communication was always polite, it took multiple tortuous emails to set up a viewing (often dealing with different agents who clearly had no clue what’s gone before). Finally we book. Wrong confirmation sent. We then get the correct one at which point we started to deal with the property direct having seen that we actually could have booked direct with them instead of through K&T (a smart move as they were brilliant). Pre-hol confirmation info comes through from K&T with wrong bedroom info on it but didn’t matter as we’d sorted twin/double options direct anyway. Holiday fantastic and so the last thing is the matter of our cautionary deposit. Waited patiently and then we checked direct with property that there were no issues which might affect refund of deposit (there weren’t) so contact K&T who say “sorry, usual email asking for your bank details didn’t send”. Why was I not surprised. At EVERY STAGE of our booking with them they got something wrong. Deposit now back in my account but I wouldn’t recommend this company at all. Instead, use their website by all means for the pretty pictures, then google search to see if you can find your choice of property available to book direct or through another agent

This is not a beach house. Kate and Tom falsely advertised that this is a 5 minute walk from the beach when even the owners house information states it is a 10 minute walk and it is in fact a 15 minute walk down a main road. The house is more of a renovated static home that sits down a lane with another place either side cheek by jowl with one garden looking into the white cabin. One can neither see nor hear the sea from the white cabin and it is false and misleading on behalf of kate and tom's to suggest otherwise. Upon arrival there was a half eaten plastic box of chicken and beans sitting in the living room and a half empty cola bottle on the floor. We rang kate and tom to express our shock and displeasure at this state of affairs and misleading advertising and they did not even try and rectify the situation. The garden was not mowed and was unkempt for 6 of the 7 days we were there, and was tended to the day before we left, which was not helpful. The floor of the house is covered in white paint which comes off constantly on adult and children's feet. The rubbish was not collected once during the week even though the bins were left out for collection. Legal advice has been sought, that is how bad the kate and tom's experience is.

Myself and 16 friends hired 'The Orchard' in Cookham Dean for my 30th birthday weekend. The house was stunning and Kate & Tom's were fantastic throughout the booking process. **WARNING** Please be careful when booking into 'The Orchard' as the hot tub was not suitablly chlorinated leaving 50% of my party with a very nasty bacterial infection without any compensation.
