3 attempts to obtain a viewing, 150 mile round trip and several hours wasted. Alarm bells should have rung really because this estate agent is some 55 miles away in a different county. Therefore they were unable to undertake any viewings despite my request. The property (a tiny flat) was nothing like the photos on Rightmove, the room measurements were listed far larger than what the actual room size was. Listed as spacious, for a hamster maybe. In the photos the kitchen/living room was empty of furniture, however on arrival the kitchen had a full size single bed in it along with boxes and boxes of belongings from ground to ceiling all around the room in fact the bedroom was the same. Now the property has been removed from sale all within days of being listed. A complete waste of time, fuel and Dartford crossing costs.

Thank you for your review & for your experience with us. This particular property was presented to buyers on the 2nd September. You called to make an enquiry to view the property on the 2nd September, the same day it went live. We were able to confirm the viewing the same day, at your request on the 8th September. However, on the 3rd September we contacted you again as the vendor had requested a re-schedule for 10th September for which you agreed. On the morning of the 12th September, Alex contacted you to get your feedback on the viewing. You confirmed you felt it was a 'brilliant location', but that it was too small. You referenced the vendor's son has come back from university with a lot of luggage which we assume are the boxes you reference in your review. You advised it was not a property you would be wanting to purchase, but did not express any negativity to the property, our process, or info we produced, that you have expressed in your review. On the 12th September, the same day in the afternoon, we sold the property to another investor that had viewed for the asking price, within 10 days of offering the property to buyers. That is the reason why the property has been removed, as you have referenced. Our client is understandable thrilled with the result. This property was popular, with 13 interested buyers viewing and received multiple offers. None of the other interested parties expressed any issue or negativity towards the property, our process, or sited any inaccuracy with the information we provided. None the less we appreciate your feedback, we never want any client or party to feel dissatisfied. We will seek to learn from this experience. Kindest Regards, The British Homebuyers Team

Acting on an advertising letter from British Home Buyers I agreed with them a 30-day exclusivity period for two properties as they promised they had a database with buyers ready to buy. They procured not a single viewing. After the end of that period they offered to sell at a discount which when we spoke first was said to be circa 15% of the asking price. When I asked for that route to be explored the valuation that was put forward was more in the order of a 30-35% discount to the value BHB had themselves advised originally the property should be and were actually marketed at. To add more colour to the experience, they valued one of the properties - a one bed flat - at a higher price than the other which is a two-bed flat. The smaller flat they valued at more than £100k more than the larger! When I questioned it they double-checked and confirmed the figures to me in writing. They explained that because they dealt with investors the valuation was predominantly based on rental value and that of the smaller flat was higher than the larger. Later when we started to go down the discount route they admitted their valuation mistake but, again, only when I raised the point once more and when their valuers provided a discount valuation. If that is not all that could be done wrong, after I terminated their services, unbeknown to me and despite a specific promise, BHB kept the properties on their advertising channels at the previously advertised prices. When I put the properties back on the market at a lower price (of course not as low as their 30% discounted rate) with another agent the concurrent advertisings at best confused potential buyers and created the impression that my sales process was all over the place. I am not sure what else they could get wrong...

Got a letter saying they were interested in my property, filled out the online form, tried calling... nothing. Doesn't seem what it's cracked up to be. Also, lots of talk of BHB acting as an agent. Not how they present themselves online. Looks dubious

Phoned three times in an attempt to speak to someone between a period of 8.50am and 2.30pm. It is now 4.15pm - still not had a returned call despite speaking to a very friendly receptionist - lines always busy - not impressed that it seems impossible to speak to British Homebuyers - let’s just say it doesn’t exactly fill a person with confidence that it is apparently that difficult for them to return a phone call over a 7 hour period.

Thank you for you review. Due to the high demand for our service it can take up to 1 working day for an initial enquiry to be responded to. Once an initial enquiry is through the queue and actioned by the team turnarounds are quick. Apologies for the inconvenience, we will be in contact shortly. Kind regards, The British Homebuyers Team

Poor service made a lot of promises sold within 4-6 weeks etc add was not even live for 3 weeks due to no photographer, no viewings, never answered emails or returned calls without chasing them up, then reduced the price to tempt buyers all of this was just a ploy to devalue the property for a lower cash offer

Thank you for your review and we are sorry for your experience. All customers should be able to get hold of us and we will investigate this to improve our service. A big challenge in this case was it took 19 days for you to confirm your identity via our app, unfortunately we can not legally progress without this happening. We pride ourselves on offering the best duty of care and purposely never tie or obligate customers to give you complete flexibility. Our two services are there to give you choice, and are sincere. We can purchase immediately if you choose however in our first call we evaluated prices would be too low. It was subsequently chosen to progress with our service of managing a sale targeting investors and proceed-able buyers to purchase quickly. With this service we only achieve a fee on achieving a result you are happy to complete on so our incentives are aligned with yours. In this case the market conditions were more challenging than anticipated and advised changes you agreed to in order to help us work towards a result desired. So far the results of this have been promising and we will continue doing everything possible to secure a result if you like us to continue so. Kind Regards, British Homebuyers Team

What a scam. They come out to your house, act very professional and tell you they will get a chartered surveyor to value the house. But I got a phone call telling me there underwriters valued it and that was not even 70%.

Thank you for your review. Within a working day of the enquiry we notified you that the expected cash price was not in line with your needs and expectations of value. We did recommend in this case you should use a local agent. Kind regards, British Homebuyers
