“Nice and clean and very nice decor. We enjoyed our visit and had no problems. Very central to the village the only problem was parking but we were aware of that before booking. Would stay again so that says enough!!”
“We decided to book the day before we travelled. Sent the details to Sykes and got a call back almost immediately. We only wanted 6 days. Sykes were very helpful and got in touch with the owner immediately who agreed and here we are in glorious Combe Martin in Devon enjoying our first day. Thanks again Sykes it's our second time booking with you and I'm sure we'll do so again. The property is lovely and only 20 steps from the beach and a lovely cream tea provided on arrival”
“We very much enjoyed our stay at Castle Fraser. It was clean and comforable. The gift basket of goodies was a wonderful addition.

“We spent a wonderful week at a beautiful cottage on the Isle of Wight. Booking with Sykes was so easy from start to finish and we were sent all the relevant information needed in a timely manner. Will definitely be using them again.”
“Sykes' admin was first-rate (as always) and John, Marian and Jules at Cartwheel Cottage were excellent hosts; especially understanding when we had car trouble on the day we were supposed to leave (we did get away, rather late).”
“We had a very comfortable experience at Pentire Reach in Crantock. It was ideally located with some good views to the south.
We do however have some recommendations:
1. On hot days we could have benefitted from fans in the bedrooms as some of us could not sleep, especially in the upstairs rooms.
2. There were no hooks in the bedrooms or bathroom to hang towels. We suggest installing hooks on all doors in bedrooms and bathrooms
3. There is no mirror above the wash basin in the upstairs bathroom, only on the door, which was not practical.
4. The door leading from the kitchen to the patio appears to be difficult to lock and needs attention
5. The wheelie bin was 3/4 full when we arrived. It would have been nice to arrive with an empty bin as I had to send a message to the person managing the property to have this emptied on the 4th day of our stay. There were 8 of plus two babies and obviously this fills up very quickly”
“Positive
Well equipped kitchen Lovely upstairs living room Light, airy, well furnished Terrace and view Location Welcome packs Games, books appreciated Appliances worked well
Negative Bedside light in twin bedroom needed Umbrella for outdoor table More comfy chairs in kitchen dining room More loungers that work Only one patio door opened”
“Alma Terrace, Llanfairfechan has loads of charm. It has a typical cottage feel but with some modernisation. For example the WiFi worked well, TV in each room, a fairly modern kitchen. It was really clean and the little river running outside is lovely.
There was a heavy damp, musty smell and a constant dehumidifier running in the utility(apparently this had been caused by a flood from the previous holiday let and not reported to the next person-us), the milk left was way out of date and the large bins in the bathroom for sanitary waste were not so nice along with all the damp smelly mats left out on the line outside - all little things that could be fixed. The kitchen taps and hot water did not work but a call to the owner did mean that someone came out the following day and fixed it.
Its location to the village and beach were good, the nearby pubs didn’t disturb us. Being able to take our little dog was nice.
All in all a nice place to stay but needs a few little things adjusting.”
“We had a party of 6 stay for 2 nights and had a lovely stay. Hot tub was great and there was fantastic views.
Only downside was the number of flys, we purchased 2 cans of fly spray but didn’t seem to help. Every evening returning to the property there was around 20 flys buzzing around.”
“We were unfortunately very disappointed with our recent stay at Lakeside 12. From the moment we arrived, the standard of cleanliness and care was far below what we expected, especially considering the cost of over £800 for the week.
Before we had even collected the keys, we noticed a window left open, which immediately raised safety concerns. The outside of the caravan was extremely unclean, with spider nests and bird droppings on the windows that had clearly been there for some time. Inside, the situation was no better — there were dead insects in the property, despite it supposedly having been cleaned before our arrival. Most concerning of all, one of the single beds had dried blood on the mattress protector, which was both unhygienic and unacceptable.
There were also several maintenance issues that made our stay uncomfortable. A number of the lightbulbs in the caravan did not work, and the extractor fans in both bathrooms were not functioning, leaving the rooms damp and unpleasant. On top of this, the oven was out of order, meaning we had to dispose of a large amount of shopping we had planned to use. As a result, we were forced to eat out every evening at significant extra expense.
We reported the oven issue to the owner, who assured us he would be in touch. However, instead of contacting us, an engineer was let into the property without our knowledge or consent while we were out — despite us having valuables inside. This was very concerning, and even after this visit, the oven still remained unfixed. At no point were we offered any form of compensation for the inconvenience and additional costs we incurred.
This was deeply disappointing as Lakeside 12 is, in itself, a beautiful property in a lovely setting. However, the poor standards of cleanliness, lack of proper maintenance, inadequate communication, and disregard for guest security severely let us down. For the price paid, we expected far higher standards and better service. Sadly, we could not recommend this property based on our experience.”
