We stayed at this 9-bedroom, 9-bathroom home to celebrate my dad’s 75th birthday, and it was a wonderful choice for our big family gathering. The layout of the house worked perfectly for us—each bedroom having its own bathroom was a huge bonus, especially with such a large group. There was plenty of space to spread out, relax, and enjoy time together. The adults especially enjoyed the game room in the evenings, as the kids were still a bit too young to use it. The hot tub was also a great addition and a perfect way to unwind after busy days. We did notice that some of the plates and glasses in the cupboards hadn’t been properly cleaned, and the bin was left quite dirty from a previous stay. That said, we gave things a quick clean ourselves, and it didn’t spoil the trip at all—it’s just something to be aware of. Overall, the house was a great base for celebrating such a special milestone with our family. We made lots of great memories and would definitely recommend it for large family events or group getaways.

We had a lovely week at Rosevallen. The location is great and we can recommend the deli just down the road (walking distance). You can also walk into Polzeath either along the road which has footpaths or via the coastal path which has great views. The property has lovely gardens although not secure if you have a dog that likes to explore / escape like ours. There were only 2 of us so the 3 seater sofa was perfect but any more than 3 people you have to sit on wooden framed chairs / dining chairs. Think it would be more appealing if the dining table in the lounge was replaced by another sofa as there is already a large dining table and chairs in the kitchen. There wasn't anything wrong with the property and we only used the downstairs which was very easy to live in. However, we didn't find the accommodation as welcoming as others we have stayed in. The rooms were all very bland and would benefit from some updating and TLC.

Have had several great holidays using Sykes cottages and have never had any complaints or disappointments. Would definitely recommend them.

We had a nice week at Charlie's Cottage. The weather wasn't the best but we got a couple of lovely days and still managed to get out every day. It was great to come back to the cottage which was in a nice and quiet location. The dogs loved the garden, which is nice and secure, they thoroughly enjoyed chasing each other around the apple trees. We will definitely be booking to visit there again.

This was our second stay at home farm 14 of us for a family girls weekend. It was like home from home. Everything we needed was there lots of space and a central location for everyone coming from various places. Could just do with more comfortable sofas in the main lounge as slightly too low and too wide for some people to get up from.

Whilst we enjoyed our time at Kircudbright, the standard of the cottage in a few areas was not the best. Overall I would rate the cottage at only 3 stars. The kitchen was very lacking in cupboards and worktop space, and one of the frying pans and enamel pie dish should be thrown out. There was a corner cupboard had no base/ shelf in it and was full of cobwebs ! The cooker top was marked and mot properly clean.The downstairs bathroom was tiny and the shower wasn't really fit for purpose due to the very low ceiling and narrow shower curtain. The bath mat in situ was mouldy however the great sized bath sheets were immaculately white and thick. Similarly the bedding was very clean and fresh, again white but some of the pillows had collapsed with very little filling ! The beds were very comfortable but in the main bedroom it was difficult to get out of the bed on one side. This wS due to the low sloping ceiling and it was very close to the wall and window. Due to this we moved to the other bedroom which was much better. In the garden the shrubs were very overgrown making it difficult to get to the lawn which looked much smaller now than on the photos. We enjoyed our time in the cottage despite it's inadequacies and there just being the 2 of us. It would be difficult for a family of 5. The upstairs toilet was quirky in a cupboard off the landing but great at night. We were toastie warm with a great initial supply of kindling & logs for the real fire. We wouldn't book this cottage again as it needs a good update and a new dining kitchen fitting.

Fantastic accommodation in a the lovely setting of a working farm. The hosts were really friendly and accommodating. Attentive touches like preheating the hot tub for arrival made for a great welcome. We thoroughly enjoyed our stay and hope to be back soon. Thank you.

Our sixth time in this lovely, well equipped cottage. Sorry it is not available next year but perhaps in 2027 if still alive! Gavinton is a quiet, small village but only 2 miles from Duns and not too from Berwick and Kelso. Only downside is the garden which is rapidly returning to ancient Scottish rain forest. Difficulty in getting a gardener is probably why.

In general we had a great stay in Scarborough. The flat is in the center of Scarbourough near the coast and at least from two sleeping rooms and the kitchen great sea views are possible. In general the environment is not noisy except sometimes motorcycles or cars may do some very noisy drive. The stairhouse is very steep and nothing for handicap persons. The sleeping rooms are spacious and the beds are comfortable but with soft mattress (at least in our sleeping room). We had the in our bath room the issue of ice cold shower due to a damage of previous tenant, which could not be fixed during our stay. The two other couples had at least warm shower in their bath room. The dryer was very noisy but the result of dry clothes was ok. In the kitchen we miss a really big pot and related cooking or backing equipment for more than 4 people. But the crockery and the cutlery was sufficient for us 6 to 7 people, especially when the dishwasher runs daily. The tea pot is really to small for more than 4 tea drinking people, so that during our stay the electric kettle had a very hard job. For more than 6 people the kitchen table is to small, okay there exists a board for inlaid. But with this board the acces to the kitchen bench seat is difficult and only from one side possible. Additional the kitchen bench seat is a little bit to high for the kitchen table. So I guess the kitchen is the limiting factor for flat. I would say more than 7 to 8 adult people should not use the flat during their holiday stay. The veranda was not really useable as the awning was not really fixed - we need to roll it up on a fixation bar and fix it with a cord, to avoid the trashing in the wind (or may be the sail away of the awning). So finally any eating or sun bathing on this veranda may result in enjoing bird droppings. But once again in general we had a relaxing and nice stay in this flat (at least with three adult couples and a some day visit of a seventh adult).

We always compare other cottage companies when we're looking for somewhere to stay for a weekend or week away & we always end up coming back to Sykes, because their prices are much more competitive.
