“We were very disappointed that the eventual rate of interest offered was significantly higher than originally indicated as likely. It moved from acceptable to extortionate, but the offer came so late that we had no alternative but to accept in order to complete the transaction without further penalty orcost”

We are very sorry that you are disappointed with your bridging loan facility. Indeed we did originally quote you a monthly interest rate of 0.59% per month and the rate you eventually received was 0.74%. However if you remember the initial quote was based on using a certain property as security, but this was changed to a different property that had a lower value. The 0.59% plan is available up to 50% loan to value and changing properties meant that the loan to value increased significantly. This meant the monthly rate of interest increased by 0.15% to 0.74%. All other costs remained the same as the original quote we provided. In addition you mention that the offer came late, when we actually provided you with the best possible deal available on the market (based on your circumstances and loan to value), within 15 days of you making your application! It was 11 working days from making your application to funds being released, and probably would have been quicker if we had stuck with the original property offered as security. Again, we are sorry that you are disappointed, but we did our best.

“As a finance broker I do have clients who require bridging finance. KIS have always produced the best deals for my clients and are very professional in arranging the loans. I am also impressed with them because I can call them anytime including early morning to late at night and also weekends. This is very useful for me as I may be talking to a client late evening but can still call KIS to pick their brains and get straight back to my client. To sum up they are very knowledgeable, provide the cheapest deals and are quick.”

“Alan helped us with obtaining a bridging loan for a rather large project we wanted to do, It wasn't an easy project to raise funds on for various reasons but with Alan's assistance and constant persistence in dealing with all the out if the ordinary issues we encountered on the way, we now have a lovely home. If we were tempted to do the same project again, Alan would be our first port of call.”

“Approached KIS to raise urgent funding to comply with court orders. The situation was serious and failure to raise the money would have been devestating. We had already approached one lender directly who was unable to assist. We then contacted KIS who knew the market exceptionally well and knew which finance companies the deal would appeal to. They obtained the loan in around 10 days. They were responsive and supportive throughout and available whenever we called.”
