Forced to sign a new contract yet again with increased rent of 5% for a tiny office, despite being promised last year there would be no increase after an outrageous increase. Now after renewing am told that unless I pay £55 per month for every client I received a letter for e.g. once a year HMRC sent me a letter an an accountant stating that my client needs to file a tax return. Now BE said if I don't pay £55 per month per client for all my clients they will send my post back to sender. This is the worst service provider ever. Would not recommend them to anything. The goalposts keep changing.

For the record, you have been in occupation of our Business Centre in Wembley for the last 4 years and wanted to renew. You were not forced to sign a new licence. The increase in the licence fee is in accordance with market rates and at no point were you promised there would not be an increase. You are in breach of our rules and regulations in using the Centre as a registered office address for numerous companies and receiving post and other goods at the Centre on behalf of those companies and others which puts us at risk as we have not been able to carry out the necessary due diligence required by law on these companies. The goalposts have not moved. We continue to provide an excellent service to all of our occupiers at competitive rates. If you are not prepared to comply with these legal requirements, regrettably, you have to leave.

We would never take office space with BE again! They were not flexible, adaptable, or understanding through Covid.

There are a few matters that I would like to talk about however for the purposes of this review I would like to keep it simple and to one. Last month my employee handed three pieces of post over to the BE employee collecting post from the 7th floor offices. Two of the letters had postage stamps on them, the third, which was Freepost and was marked as such, did not. Imagine my surprise to be invoiced for 51 pence by BE as they had inadvertently put the letter through their franking machine and were now seeking to recover the same from my company. Despite my explanations to BE as to why there was no stamp on the letter BE is insisting that they recover the 51 pence. I detail below the second to last of BE's replies: "Good morning Stephen, I hope this email finds you well. I have looked into your query and unfortunately, on this occasion, we will not be able to refund you the 51p charge for your letter sent. If you have any further questions please do not hesitiate to contact me. Thank you. Kind regards, Rebecca Saunders Administrative Assistant BE OFFICES Part of the BE group of companies 150 Minories | London | EC3N 1LS Tel: 0207 816 0606 | W: www.beoffices.com" I have been at the Minories since 2009 and in that time I can only recollect having post collected twice. All our post is stamped and mailed by ourselves. I always thought that the customer was right however I see from not only this but on quite a few occasions that BE is always right and never at fault. I find it ironic that at the same time as above I am being requested to nominate BE for "Best Centre Award" to quote BE's email : "Dear Stephen, We are pleased to announce we will be entering the BCA for the Best Centre Award which is awarded for excellent customer service. This year we as a team have worked extremely hard to run the centre to the best of our abilities and to keep you as happy as possible. To reflect this we would like to ask if you could please fill in the attached form with two or more reasons why you think we are the best team and should win the BCA award."

I do not know where to start. Have been with the company for years and thing were okay until last March when we whole country went into lockdown. We missed our first even payment since we have been renting an office since 2007. We were immediately threatened with internet and phone disconnection and added stress to the situation, which was already very stressful. The whole situation was handled in a very unprofessional way. There was 0 support provided for our business. The company is wholly motivated by money. We were offered three months of repayment options after BE Offices were left with no options but provided this kind of assistance. The office building lacked staff support, and we were no provided with the service we signed and charged for. When looking for a new office, Visiting other centres made us realised that this office building in Victoria was overpriced, lacking staff support and having a dead atmosphere. We have regretted not leaving earlier and looking elsewhere. I wasn’t going to write about our experience, but the final straw is waiting for the deposit to be returned to us. It was promised to be returned as soon as possible. We are on week seven and still waiting. I have to be honest, the years of being in this centre are left with regret and disappointment. The company will now write the reply below, saying they are sorry and tried to do the best. I am sorry to say, but your best wasn’t good enough. I want to express our experience. On the final note, I want to add that the staff were great, the girls working at the centre were always very helpful and nice including the centre Manager. Samantha was the one who was there during the pandemic assisting us, and she was always very helpful. I believe the issues are with the higher ranks employees starting with the Head of Client Retention and Managing Directors.

Expensive, terrible customer service, always seeking the upper hand over clients, rather than working on a win-win. We were with them for 18 months, and they reneged on several agreements made at the point of sale once were were in the building, were unreasonable during Covid, the only one of our suppliers who would not entertain a payment plan in this challenging time but instead demanded we go into liquidation if we were to be late with payment, a time that saw us lose 80% of our revenue overnight. Totally lacking humanity, common sense, the longer term perspective. Not to be trusted.

We feel we tried to work with you throughout this period offering options and payment plans, which you initially agreed and have then reneged on. We always try our utmost to have very satisfied clients, and we have an outstanding track record with this, which we hope you experienced for the most of your initial time and renewal with us. If you would like to talk over things in a constructive manner again we are, of course, open for further discussions.

The contact made was efficient, friendly and most importantly every commitment and appointment that was arranged was kept which was not our experience with other serviced office providers.

I've only just started working with BE and they have been fantastic from day one. My initial impression was excellent (their offices, well my new offices are exceptional), but after meeting Ben then dealing with Sophie I have been very very impressed. I would strongly recommend BeOffices, not just because of their beautiful offices but also because of their professional staff.

A really wonderful team here. Yasmine, Sabina and Georgia are key to the success of this building as part of the core team here and they are always friendly, helpful and supportive. They prepare frequent social events to ensure there is a sense community and many of their tenants have been here a very long time, which is testament to their goodwill. I have had some terrible experiences with previous office providers but have been lucky to find BeOffices. I cannot praise this organisation and its team highly enough. I highly recommend them to anyone looking for serviced office space.

The ladies at Be offices Cheapside are very helpful and are always there to answer any queries and fix any problems. There's always a cleaner on site and maintenance too. Thank you team.

Competitive prices, pristine & spacious modern working environment. Customer service - Great team, extremely friendly, and helpful. They are responsive to all requirements and communication is excellent when post or parcels arrive. It is also a pleasure to get out of the office for a few mins and have a break away in a luscious canteen area, Thank you you maintaining a fabulous service

Avoid renting from this company. They changed locks on my office and didn’t allow access because part of the rent for June £600 was paid with 6 days delay following pandemic business lockdown. I informed them in advance that rent will be paid with 1 week delay. After receiving the outstanding payment of £600 on 6 June they blocked access from 8 June despite rent was paid in full until 30 June. I sent them SCREENSHOT of payment immediately on 6 June . They didn’t even allow to move out on weekend because management was on day off and locks were changed. Such a horrible treatment from company. I complained to senior management and asked for compensation for harm to my business which suffered financial loss and cancellation of fully booked days of clients . They said there will be no compensation and they had all right to do so because rent was not paid on 1 June !!! Be careful who you are renting from. Searching last minute for alternative office to move to.

whilst the BE Euston team try their best, the building is a failure. Lifts - not enough lifts to service all floors properly; an overly large tenant that monopolises lift usage and usually at least one of the 3 lifts not operational. Add to that a heating system that is hot and cold at all the wrong times, we will struggle to bother to renew our tenancy

We were a tenant at BE Offices at Barbican from Feb 2018 to Feb 2019. Overall, my experience with BE Offices has been very positive and I would like to extend a big thank you to Yasmine and the admin team. From initial viewing through our final exit, they have been welcoming, super helpful in all areas and are an massive asset to BE Offices. We wish them all the best for the future.

We have been very impressed with the customer service provided by Sophie and Ben in the Birmingham office. With the vast array of choice and decisions to be made involved in moving, they have made this decision making a simple matter and we are looking forward to moving into their aspirational work space a little later this year.

Sophie in Sales and Ben (the B'ham site manager) have been uber welcoming and helpful in dealing with our requirement. As it stands we look to have secured a really nice space in a fab new building and on the terms we were looking for.
