Eden Grove Cottage is a delightful 3-bedroom eco-friendly cottage nestled down and quaint courtyard, lined with established trees and shrubs, creating a peaceful attractive location.

Formally a stable block, the building has been converted into a surprisingly-large holiday home for up to six guests that comprise a spacious open-plan kitchen and dining area.

Leading off the kitchen is the first of the two bathrooms with a walk-in shower and loo. Two steps lead down from the dining area into the snug living room with a wonderful log-burning stove to relax in front of after a day out exploring the local area.

The wooden staircase with handrail leads to the first-floor corridor with wooden floorboards and is flanked by the original red-stone wall that spans the length of the building. A lovely original feature from the buildings past.

Off the corridor are three equally-sized double bedrooms, each benefiting from large windows and vaulted ceilings. At the end of the corridor are the second bathroom comprising of a bath with shower over, basin, loo and heated towel rail. Nextdoor to the bathroom is the WC with loo and heated hand-towel rail.

Outside is a small patio with seating.

Things To Note


Arrivals are welcome on Friday for weekly stays.
Short breaks are permitted in low and mid-season or within 60 days of arrival.
A travel cot and high chair are available on request.
Central heating throughout the cottage.
One well-behaved dog is permitted to stay.
Unrestricted street parking along a quiet lane.
The courtyard is shared with neighbours
A starter supply of wood, kindling and firefighters will be provided.


Location
Situated in Armathwaite, a picturesque village that spans both banks of the River Eden, you're within easy reach of Penrith and the Rheged Discovery Centre, Carlise City, Ullswater and the Ullswater Steamers and the northern reaches of the beautiful Eden Valley.

There is something for everyone locally; the village has two pubs, both serving great food, a post office and a traditional village shop. The local railway station (5-minutes walk from the cottage) is a stop on the Settle-to-Carlisle Railway, which is one of the most beautiful railway journeys in Britain, and where today many old steam trains still wend their way through some of the finest countrysides in Britain

The River Eden is renowned for its excellent salmon fishing, plus walking, canoeing and climbing. Armathwaite Castle, by the river, is a four-storey Pele Tower, and the 15th Century Church has fine examples of stained glass windows.

The Eden Gorge, between Lazonby and Armathwaite, is one of Cumbria's best-kept secrets and is well worth exploring.

We had a really great few days at Eden Grove. The location and local facilities were superb. Our party consisted of two people looking for location to base ourselves for a few days fishing the local rivers. We liked everything about the property including the layout of the reception rooms kitchen and bathroom facilities. It’s nice to stay at a property where all the rooms are on par and no one has to compromise. Only improvement opportunity from our perspective would be a little more storage in bedrooms and places to put things in the shower room without being on the a potentially wet floor. Minor point and easily solved, thanks for a great stay in Armathwaite, Richard.

Once found, 2 Eden Grove is a hidden gem of a very high standard. Comfortable beds, quality bedding and towels. Everything we needed was there, in ample quantities and of a very high standard. Set in a courtyard with 3 other properties, it is in a very quiet area and provides a good base for walking around the River Eden or driving to Carlisle and the Lakes. The owner, Jim, was very helpful when we contacted him about the heating and he informed us how to use the Nest box. 2 of the adjoining properties were empty when we were there and the neighbour opposite was friendly and helpful. Parking is on the street but we had no issues at all. In short, a lovely cottage which comes highly recommended. It just lacks a washing machine and tumble dryer. And instructions for the Nest to save contacting Jim.

This lovely cottage is the perfect base for exploring the northern Lake District and Eden Valley. With the river Eden nearby and countless local footpaths from the village, we enjoyed peaceful walks along the riverbanks, and even went for a refreshing (albeit cold) swim in the river! After a long day outdoors, our evenings were spent unwinding by the fireplace, or preparing a home cooked meal in the well equipped kitchen. It was so quiet and restful, we truly wish we could have stayed here for longer. The train station is just a couple minutes walk away, which made getting there and taking day trips along the Settle-Carlisle railway really convenient. If you're into hiking and nature, this place is a real gem.

We have just returned from an amazing week at Eden Grove cottages. The cottage was wonderful with everything we could have needed and was spotlessly clean. The kitchen was very well-equipped, it had a lovely, cosy sitting room with a log burner and very comfortable beds. The multiple bathrooms were also really useful for our group. The village was also fantastic with a wonderful village shop, two pubs and beautiful river walks within minutes of the cottage. We went on many lovely days out, including the most scenic train journey to Settle from the village station - we would highly recommend this. Jim and Clare the hosts are fantastic and ready to help if needed. Thanks for letting us stay in your wonderful cottage, we will definitely be back.

Well equipped cottage in lovely village, great local shop and pub. Excellent woodland and river walks right on the doorstep.

The property itself is clean, bright and stylish located in a lovely village location. Unfortunately photos do not show just how close it is to the immediate neighbours who, while very friendly, were pretty prominent, with the only privacy in all the rooms therefore provided by closing window curtains. We visited in the first colder week of this year so consequently the cottage was pretty chilly especially having bear stone walls, bear floorboards and less than snug windows. Heating was on but locked as to time of operation and maximum temperature which was not ideal despite using the log burning stove. Overall a good location near to where we needed to be to visit family.

Eden Grove cottage is a very clean, well presented cottage sleeping a family of 6 adults & 2 infants. However, the bedrooms are small so we struggled to fit a travel cot & child's small airbed even in the two slightly larger rooms. Despite this the clothes hanging space has been well thoughtout and there is enough drawer space. There is ample bathroom space for three families also. Downstairs has a lovely large farmhouse style kitchen with plenty of cupboard space & additional cloaks (such a shame there wasn't a washer especially as we had a baby & toddler with us)- there did seem to be space for one ? Possibly due to the fact there is no hanging outspace maybe? ... but would be a welcome extra! The lounge again is quite small and could be made a little cosier with a rug or fabric settee/chairs as opposed to the leather ones (especially with having wooden floors which were quite slippery on the steps for the little ones). Again dogs are welcome so maybe this makes it easier to clean? The cottage is in quite close proximity to the other cottages around it but providing you take consideration to the other local residents in the courtyard regarding their parking positions their is ample space on the road to park. Armathwaite is a lovely, quaint little village with two lovely pubs serving excellent food and we enjoyed a lovely journey (just one stop) up to Carlisle on the train. Would recommend to friends and family providing children are only young due to the bedroom space. Thanks for a lovely stay!

House was very cozy, 3 equal decent size bedroom. Fully operational kitchen. Communication with owner been pleasant.
