Deer How Farm Cottage is a beautifully refurbished 4-bedroom holiday cottage situated in the centre of Patterdale, a short stroll from Glenridding, Lake Ullswater and the Ullswater Steamers. We fell in love with this property as soon as we arrived, and we're sure you will too.

The beautifully decorated holiday home is perfect for families or groups of friends, perhaps to head up onto the fells or to use as a base to explore the Lake District.

Head up the private driveway to this impressive stone building and enter the house into the large living room that comprises fab sofas, a log burning stove seated in the original fireplace, exposed wooden beams and a wooden floor, both made with elmwood. The view from the large living room windows is natural grassland with Place Fell beyond. Imagine coming in after a day on the fells to warm up next to the roaring fire!

Additionally, the first of the bedrooms on the ground floor is a double with ensuite facilities that benefit from stunning views of Place Fell. Off the other end of the living room is the utility area that leads to the enormous kitchen and dining area. The dining table is suitable for eight people to dine and a pleasant space to host while cooking a hearty meal after a long day exploring, and there is a dishwasher too. Hence, there's no need to worry about too much washing up. If you don't fancy cooking, you could always take a short walk to the White Lion Inn down the road or The Patterdale Hotel. Or even visit the local shop to stock up the kitchen fridge and freezer back home with lots of goodies!

Upstairs are three additional bedrooms, two doubles, one of which is ensuite, and a twin bedroom. All three bedrooms are light and bright thanks to the large sash windows, all benefiting from a view of Place Fell and Patterdale village. The family bathroom is modern by design with a bath with shower head attachment, loo and basin.

The property is a perfect mix of a traditional cottage with modern decor and amenities with a prevalent location with walkers as there are so many well-traversed walks right outside your door; Place Fell, the Helvellyn Range with Helvellyn and Birkhouse Moor. If walking isn't your thing, there are many more things to try nearby. How about trying out the local pubs, or if you fancy an adventure, why not try head down the road to Glenridding to try out Tall Bloke Adventures or the Sailing Center?

Things to note


Weekly arrivals are on a Saturday. Short breaks are available from September to June, excluding half-terms, Easter, Christmas and new year.
As this property is an old building, please take note of the low door frames and wooden ceiling beams.
Travel cot available on request
The approach to the property is uneven, and there are a few steps up and into the property.
There are 12 carpeted stairs up to the first floor with no handrail.
The patio/garden areas at the front and back of the property are flat but not enclosed as they have been left very natural, so please bear this in mind if you have children or a dog with you.

Ullswater lake is a stone's throw away. As well as a trip on the Steamers, Ullswater is ideal for sailing, kayaking, canoeing, paddle-boarding and open-water swimming
The Patterdale Hotel and White Lion Inn are well within walking distance.
The 508 bus service passes the bottom of the drive, linking you to Penrith year-round and Windermere in the Summer months.

We had a fantastic week at Deer How. It is a really comfortable and well presented cottage and worked so well for our family and dogs. The views from the cottage are spectacular and it was lovely to return from walks and sit out the front in the sun looking up at Place Fell. A field in front full of newborn lambs was an added bonus! The location of the cottage is pretty hard to beat with numerous walks from the door. Perfect if you are doing the Wainwrights. The huge kitchen was the hub of the cottage with everything we needed. A larger fridge would perhaps be the only suggestion. The outside area is not enclosed but is far enough away from the road not to be an issue for the dogs. We absolutely loved this cottage and would love to return again. Thank you for a wonderful week.

This perfectly placed cottage has great potential, but currently feels a little unloved. The views are wonderful, it is dog-friendly and has parking for 3 cars, the kitchen is spacious as is the lounge and the log burner heats the lounge well. There is a lovely large table in the kitchen which is perfect for 6 people to enjoy a meal around. However, the kitchen is cold even after cooking, the beds are old and uncomfortable. There were also a lot of little details like picture hooks without pictures and an eclectic mix of styles of furniture and decor. Such a shame because it could be really lovely.

Lots of space and beautiful views. Best thing was the spacious and well equipped kitchen/dining room. Fantastic nearby walking and transport links (Ullswater steamer and buses). It was pretty well perfect for our group (5 adults plus dogs). Some recycling containers (boxes with lids) would be useful. Also the back garden fence (between adjoining property) was down.

We stayed at deer How and had lovely holiday cottage was well equipped and plenty of room for six people only thing I would say heating very slow to heat house especially the large kitchen

Deer How Farm is perfectly situated just a short walk from the lake in pretty Patterdale, an ideal location for a perfect family holiday near Ullswater. There is much to admire about the house and stunning setting and local amenities. The house was not perfect and we experienced some issues during our stay. The house was far from clean, the garden was far from tidy and overall it just felt a little neglected and unloved. Our main issue was the beds which are on the small side and all had uncomfortable mattresses which meant that the holiday wasn’t as restful as it might have been and should have been. I reported these findings to Herdwick Cottages during the stay. The company took my complaint seriously and responded swiftly and professionally. My concerns were promptly brought to the attention of the owner and both parties promised to look into the issues and resolve them as quickly as they could. We refused to allow these problems to spoil our stay and overall we had wonderful holiday. The Steamers, (the ferries on Ullswater), can be boarded at Glenridding. We took the ferry to Pooley Bridge and then walked back to the house around the lake side, some 18 kilometres and we walked up to Angle Tarn which is easily accessible from the path opposite the house. So many walks are possible from the door and you can just forget about the car altogether. Herdwick Cottages have been a joy to deal with and are efficient and helpful. I would have no hesitation in booking through them again. Deer How Farm could be wonderful and it ought to be wonderful, but it is somewhat in need of a makeover and a little time and money needs to be spent to make it perfect. It wouldn’t take a lot, but at the moment it doesn’t quite justify the rental cost in my humble opinion. We would love to stay again once these improvements have been made because in so many ways it could be the perfect house for a perfect holiday. I’m sure it will be.

We are a family of 8 over 3 generations plus dog and Deer How Farm met our needs with a downstairs bedroom and en suite bathroom in a great location. The views and walks from the house were superb and the Patterdale pub/hotel is a short walk in one direction and the lake and village at Glenridding are in the other. We did a number of walks from the house along the river, lake and up in the fells. Ullswater is very beautiful and we were able to swim in the lake. We had a problem with the heating/hot water that was quickly dealt with (even on a Sunday) and I will definitely use Herdwick Cottages again as they were incredibly helpful and responsive. We highly recommend it and would love to return.
