Hugh's report was extremely thorough, and he made himself available for no less than 3 follow up calls afterwards to clarify sections I was unsure about and answer additional questions I had (he was clear he was happy to take more calls if I needed).

Ultimately, Hugh's inspection revealed issues with the property that I was not aware of, which would have costed me upwards of £15,000 to fully remediate - I am very glad these were found before purchasing the property! Following that, Carla provided me with invaluable advice in how to approach my follow up conversations with the vendor.

I can't think of a single suggestion for how Chartex could improve their service - they were friendly, helpful, and responsive every step of the way, and I had total confidence that they had my best interests at heart from the moment I got in touch with them.
Had these survey my property last week. I caught them testing the windows of our property by slamming them open and closed.

The were in and out of the property within 30 minutes and in that time somehow managed to comment on the interior roof structure without actually going up to the loft to inspect it.

Lord knows how they are RICS accredited as they did not inspect the entire property but somehow managed to comment on the whole property!
Firstly let me explain to readers that the person/s who wrote this review is the owner of a property that we were instructed to inspect on behalf of our clients who wished to buy their property.

Although you (the homeowners and authors of this review) re-fitted the bathroom, the kitchen, decorated and carried out some repairs since you bought your property, you have failed to address some of the more serious issues such as:

1. A new conservatory, with the old one being very damp (floors and walls) and in need of a new roof.
2. 20m of the dry stone wall needs rebuilding.
3. A new roof to the outbuilding and repairs for the movement
4. Replacement floor joists in two rooms as they are rotten with woodworm in multiple areas.
5. The cellar floods, with excessive dampness around half of the ground floor.
6. The walls adjacent to the nursing home will need a tanking system to overcome being below ground level.
7. Three of the tiled floors are coming loose.
8. The roof is the original covering, and you will either need to recover it or face years of ongoing maintenance.
9. Building Regulations certificates are required for unauthorised works which have been carried out.

Having read their report, it appears your buyers (our clients) decided to withdraw from purchasing your house.

I'm sorry you have lost your sale this time, Mr & Mrs WXY! But there will be buyers out there who are looking for a renovation project. Some of whom are undaunted by buying a property and spending Circa £50,000 in remedial works.

Briefly, let me explain that this survey was carried out by a senior surveyor and an assistant, using the latest technology and in accordance with RICS guidelines. Producing this report from start to finish, as with any report took approximately six staff-hours. The contents of this report highlight the importance of having a survey on any property you are considering buying, so you can ultimately make a realistic decision as to whether you wish to take on a project incurring extra work and expense.

Chartex provide an excellent service from start to finish. After booking a valuation online, Carla got in touch to confirm a date and was very polite and helpful. Hugh arrived at my house exactly at the time specified and carried out the survey very efficiently. I was shocked to receive the valuation within hours of it being carried out, i expected to wait at least a few days. This meant i could forward the valuation immediately to my solicitors and start the ball rolling. Excellent, detailed, concise survey allowing us to make an informed decision about the property based on its current condition and the potential cost to get the property up to standard. I would recommend Chartex to anyone.
if you're getting a survey of a house you're about to buy, then they'll certainly identify some problems for you to lower the price. They were incredibly quick (l figured l paid about £10 per minute) and did give a lot of information very quickly. But their assessment (you need to do a lot of incredibly expensive renovations pretty urgently) did not agree with what contractors have said, and they didn't actually do the level of inspection l wanted. Maybe this is standard for surveyors - in which case l'm in the wrong job.
A surveyor's approach is to deal with the facts and suggest long term solutions. I am sorry you did not value his expert and professional opinion, but instead, you chose to denigrate his invaluable advice.

The two feet of standing water in the basement is a fact and urgently requires remedying as do the advanced rotting and woodworm activity in floors and joists on the ground floors which are unsafe.

The surveyor explained that your suggestion of addressing the problem by insulating the floors, no matter how much money it saved, was not the answer. So please don't change your career path just yet.

The surveyor gave you sensible solutions to address the serious problems you have with your property and also spent time explaining everything.

Besides, you declined a written report from the surveyor and decided to take your own notes, another cheaper option which may not have paid off?
Really rate this company. Very efficient back office, good communication. They did two surveys for me. Report back same day and were available pretty much immediately to discuss any queries. Highly recommend.

We were very impressed by the service they have given and the very quick turn around is nothing short of excellent. We found the survey to be detailed and very clear. The structure and layout makes it very easy to identify all of the work that needs to be done on the property and provides clear guidance on the level of concern of any problems identified.
