Love the Outdoors but Hate Camping?

If the words ‘let’s go camping’ fill you with dread and you’ve been fooled more than once that glamping is any different – we both know it’s not – yet you still love being outdoors, surrounded by woodland and nature, then The Hut @Rawsons, a completely private hideaway, is the place for you.

The Hut offers the perfect opportunity to get ‘off grid’ for a few days. Snuggle up inside, or out, and relish the opportunity to get lost in a good book (ditch the gadgets!). Listen to some vintage vinyls. Cook/eat/relax alfresco.

Exploring the countless trails right from your doorstep (walking/cycling/running), return to soak in a lovely warm bath under the trees. Switch everything off and tune into the birdsong.

Light the wood burner & play board games … and finally, dive under your Siberian down duvet and gaze at the stars.

Whatever you decide you’ll leave Rawsons feeling relaxed, revived & restored.

The Hut @Rawsons sleeps two, but the farm also has The Room @Rawsons which sleeps two. These can be booked and coordinated.

Accommodation Summary

Outdoor Kitchen (Partially Covered): Sage IQ Oven/Grill/Slow cooker / Single ceramic hob (portable) / Kettle / Lavazza Coffee pod machine / Milk frother / Toaster / Fridge / Sink (hot & cold running water) / Saucepans, crockery, cutlery + cooking utensils / Outdoor loveseat / Heated overhead lamp / Cupboard storage / Waste bin / (Freezer & additional fridge located in farm buildings)

Comfort Facilities: Indoor/Outdoor flushing loo (Shrek style cubicle!) with hand basin / Outdoor shower & woodland bath both with hot & cold running water

Upper Decking: Flagged patio area / Covered veranda with outdoor armchair / Outdoor dining table with bar stools / BBQ area / BBQ paraphernalia / Outdoor festoon lighting (solar & electric)

Lower Decking: Outdoor sofa / 2 x Outdoor armchair style chairs / Outdoor coffee table / Outdoor rugs & cushions / Outdoor festoon lighting (electric)

Wi-Fi: The Owners thought long and hard about this and decided that The Hut had to be a place where you come and allow yourself to disconnect, so there is no Wi-Fi. But, there is excellent phone coverage/signal for data usage if you really can’t live without it!

What’s Included: The rental price includes bed linen, towels, bathrobes, tea towels, tea, coffee, fresh milk, butter, eggs, cereal, enough capsules for the Lavazza coffee machine to get you going, and the ‘essentials’ cupboard will have oil/salt/pepper/condiments available to use during your stay. A wheelbarrow of logs, firelighters & kindling will be supplied and more can be purchased on site.

On a Foodie Note:


If you don't fancy cooking, there is a huge choice of gastropubs, restaurants, lovely hotel restaurants and cafes nearby – most are open 7 days a week. These include Levens Hall Café & Gardens, The Punchbowl at Crosthwaite, The Hare & Hounds at Levens, Bangkok 7 in Kendal (if you like Thai, you’ll love this one!), The Gilpin Spice at Crook (an open kitchen restaurant serving tapas-style pan-Asian dishes).
For that special occasion, there is Simon Rogan's Michelin 3 Star restaurant L'Enclume & his 1 Star restaurant Rogan & Co both in Cartmel (17 mins drive) or his Michelin Plate restaurant Henrock, in Bowness (22 mins drive). Locally is the Michelin Star HRiSHi restaurant at The Gilpin Hotel & Lake House, Crook (21 mins drive).
Within an hour’s drive of Rawsons Farm, there are four other Michelin Star restaurants – Ambleside/Grasmere/Penrith & Keswick. These are perfect for special days out centred around a delicious lunch, of course!
Levens Village Shop is just 7 minutes’ drive and has everything you need for indoor or outdoor eating – fresh bread & cakes daily from local bakeries/ milk/ fresh veg & fruit/ meat & pies from local butchers/ even a mobile fresh fish van on Wednesdays! Their stock of wines & spirits isn’t so shabby either!
Low Sizergh Barn Shop, with one of the most scrumptious cheese counters you’ll find, is the same distance away and you can even watch the cows being milked at the same time! Most, if not all, of their products, are either homemade, homegrown, or locally sourced.
For those who can’t resist an outrageously good pie, a visit to Higginson’s award-winning Butchers in Grange Over Sands is an absolute must (13 mins drive). Here they also so have absolutely everything you can imagine for the BBQ – as does Smith Stuart & Sons in Milnthorpe (10 mins) or Roast Mutton in Kendal (16 mins).


Things to Note


Access: Access to The Hut is on foot via a private grass track approx 150 m long – there is no vehicle access from the carpark. The Owners, therefore, recommend that guests bring a rucksack, or a flight bag size suitcase as we will use a wheelbarrow to help transport belongings – this really is the perfect opportunity to travel light! The track to The Hut has no lighting so a head torch is essential.
Safety: You must be ‘sure footed’ to make the most of your stay at Rawsons, as there is a lot of uneven ground, with steps and slippery surfaces – The Hut @Rawsons is on several different levels – a good pair of comfy walking shoes are a must, especially if you are going to take advantage of the many doorstep trails. Footwear once at the hut can be trainers or something croc-like, i.e., easy to slip on and off.
Smoking/Vaping: Rawsons is strictly non-smoking/non-vaping. This applies to The Hut and all its surrounding grounds & woodland (10+ acres). This is non-negotiable and sadly you will be asked to leave if you choose to disregard this note.
Parking/Storage/Bikes: Parking and secure bicycle storage are available – Rawsons can also accommodate paddle boards etc. Please just let the Owners know before arrival. If you don’t want to bring your own bike, there is a company in Witherslack (9 mins drive or 20 mins walk) that rents electric bikes – perfect to discover the local area - or an alternative, in Staveley (18 mins drive), which rents out every type of bike you can imagine! Prior booking is essential.
Dogs: Although dogs aren't permitted (2 Irish Soft Coated Wheatens already reside!) please don’t let this stop you including your 4 legged friends as the Owners cannot recommend highly enough fantastic boarding kennels (6 mins drive) where you can leave your dog on a B&B basis – meaning you can collect your dog as you head out for the day (from 8 am) and drop him/her back (before 6 pm) to have supper & rest until the following day! You just need to let them know your plans daily. Traditional full boarding is of course also available. The kennels have all the usual luxuries, i.e., a large outdoor play area, heated floors etc – the cost also includes all bedding and food. They also offer services such as grooming/bathing/clipping etc, etc. Prior booking is essential.


About The Location

The Hut @Rawsons is along a private road/track nestled at the foot of Whitbarrow Scar (which forms part of the Lake District National Park) just outside the village of Levens. Levens is 10 mins from M6/J36. The village has a superb Village Shop, 2 Churches, tennis courts and the extremely popular The Hare & Hounds Inn.

The Lyth Valley Road (A5074) will take you to Bowness on Windermere in just 25 mins, from here you can take the ferry to Hawkshead, Coniston etc


The A590/A591 will take you to Windermere in 23 mins, and on to Ambleside & Keswick etc.

In the opposite direction, the A590 will take you towards the Southern tip of Lake Windermere via Newby Bridge (20 mins). Here you can choose to drive to Hawkshead/Coniston etc or continue on to Ulverston/Broughton in Furness etc (West Cumbria)

In every direction, you will find a wonderful choice of restaurants, pubs, bars & cafes. Attractions are abundant and include Sizergh Castle, Levens Hall & Gardens, The Windermere Lake Cruises that sail between Ambleside at the North, or the Lake and Lakeside at the Southern end where you will also find the Lakes Aquarium and the Haverthwaite Steam Railway.

The central location makes The Hut ideal for guests who wish to head further into the Lakes towards Coniston Water and the Coniston Fells or head to the Western coast via Ulverston/Barrow and Peil Island.

Words can’t describe our stay in this incredible part of the world. Our host was magic, always helping us with finding spots and pointing out the incredible features that the hut has. The location was incredible, the property was clean, brilliantly equipped and a joy to stay in. I have been raving about it ever since, and will be returning as soon as I can.

I can honestly say The Hut @Rawsons is such an amazing and quirky way of posh glamping. This is the only way I can describe it! It was very private and had such a relaxing feel. The bedroom, lounge area and toilet were spotless (along with cutlery, pots, pans, all cooking equipment etc.). It is built for all weathers, as I enjoyed the rainy day more than I did the sunny day, as it had such a homely and chilled feel. Jan the owner was a gem. Her efforts were above and beyond before arrival, throughout the stay and even once we had left making sure we were well informed of everything the hut had to offer, we didn't need to bring much as it is a home from-home. Even though the hut is very private, Jan made sure we knew she was there if we needed anything at all, as she was only a 5/10 minute walk through the forest away. She even provided us with some delicious sweet treats along with all the other picky bits and essentials she prepared for us to arrive. Stunning stay if you like the wilderness and your home comforts all in one, then this stay is perfect!!!

An incredible hut with the perfect balance of being in the outdoors with a bath and outdoor kitchen and a cosy, luxurious feel with everything you could ever need. Jan was so kind and made us feel really at home!

Very quaint, very secluded and a great place to switch off. Jan is also a very helpful, friendly and a attentive host. There is great attention to detail at The Hut. Everything you need is provided. Lots of walks nearby and main locations within the Southern Lakes are easy reach by car. There is a Londis, village store and a couple of pubs nearby (most have to be driven to, however).

Absolute gem of a place. Had a wonderful, restful few days with complete privacy apart from the gorgeous cookies and banana bread made by Clare. Delicious. Highly recommend a stay at this fabulous, cute, luxurious hut. Definitely be visiting again soon. ❤

The hut is located in a lovely, secluded part of the farm, where you can relax and have an amazing break from the everyday world! The place includes everything you need and lots of extras. Special sweet treats and welcome items from Jan are a really nice add on to the experience. The stand out features are; the bedroom with the amazing view in the morning and the bath in a forest, next to the hut. We would 100% recommend this place to anyone who is looking for a quiet break.
