The Room @Rawsons is a beautifully decorated studio-style holiday property with a luxurious twist positioned on the gable-end of a 17th-century Farmhouse. The Farmhouse is found nestled at the foot of Whitbarrow Scar flanked by natural woodland and part of the Lake District National Park and Whitbarrow National Nature Reserve. A fantastic base to explore the many walking & cycling trails straight from the doorstep. Visit the countless attractions and top-class restaurants in both the North & South Lakes.

The Owners have given great thought when creating this fabulously comfortable accommodation to ensure that guests have the opportunity to relax and unwind in natural surroundings. The Owners will provide guests with a welcome hamper that includes a selection of breakfast items, snacks, fresh bread, fruit, yoghurts and more.

Accommodation Summary

Main accommodation space, sumptuously decorated and offering a large king-size double bed with textured headboard and superb Siberian goose down duvet and pillows. A two-seater sofa and armchair, clothes storage drawers & hanging space, a cupboard with games, a selection of books. The rear door leads onto a small wooden balcony with outdoor furniture from which you have glorious South-Westerly views over the farmland and further towards Morecambe Bay.

Bathroom - Wow! We love the bathroom! Through the oak double doors, you'll be in awe of the fabulous mix of rich textures and colours, lavish fixtures and fittings and stunning ornate tiles to create a sense of opulence. The centre eyepiece of the bathroom is the large ceramic bath with Victorian style taps and handset, a large separate walk-in shower and a Victorian-style rain shower with the separate handset, loo, and basin. Luxurious Sulkin Natural shampoo, body lotion and conditioner are provided, as are fluffy white towels and bathrobes.

The galley entrance has coat hanging space, a gorgeous little alcove with a handcrafted wooden countertop, a Nespresso Krups coffee machine, Kitchen Aid kettle, toaster, fridge, cutlery, crockery & glasses. Perfect for preparing a light snack or continental breakfast. For hot, or more substantial meals, visit one of the many eateries nearby in Levens, Grange Over Sands, Cartmel, Kendal or Bowness.

Central heating is provided throughout using individually-operated Victorian cast-iron radiators.

On a Foodie Note

There are no cooking facilities, however, there is a huge choice of gastropubs, restaurants, lovely hotel restaurants and cafes nearby – most are open 7 days a week. These include Levens Hall Café & Gardens, The Punchbowl at Crosthwaite, The Hare & Hounds at Levens, Bangkok 7 in Kendal (if you like Thai, you’ll love this one!), The Gilpin Spice at Crook (an open kitchen restaurant serving tapas-style pan-Asian dishes).

For that special occasion, there is Simon Rogan's Michelin 2 Star restaurant L'Enclume & his 1 Star restaurant Rogan & Co both in Cartmel (17 mins drive) or his Michelin Plate restaurant Henrock, in Bowness (22 mins drive). We also have the Michelin Star HRiSHi restaurant at The Gilpin Hotel & Lake House, Crook (21 mins drive).

Within an hour’s drive of Rawsons, there are 4 other Michelin Star restaurants – Ambleside/Grasmere/Penrith & Keswick. These are perfect for special days out centred around fabulous lunch, of course!

Low Sizergh Barn Shop, with one of the most scrumptious cheese counters you’ll find, is just 7 mins drive away. Here you can buy everything you need for picnicking indoors or outdoors – and watch the cows being milked at the same time! Most, if not all, of their products, are either homemade, homegrown or locally sourced.

For those who can’t resist an outrageously good pie with their picnic, a visit to Higginson’s award-winning Butchers in Grange Over Sands is an absolute must (13 mins drive).

Things to Note

Safety: You must be ‘sure footed’ to make the most of your stay at Rawsons, as there are lots of uneven areas with steps and slippery surfaces – a good pair of comfy walking shoes is recommended, especially if you are going to take advantage of the lovely doorstep trails.

Children or Infants: Due to the property's layout, it isn't suitable/safe for infants or children. Access to the property is via 10 steps with a handrail.

Smoking/Vaping: Rawsons is strictly non-smoking/non-vaping. This applies to The Room and all its surrounding grounds & woodland (10+ acres). This is non-negotiable and unfortunately will be asked to leave if you choose to disregard this note.

Parking/Storage/Bikes: Parking and secure bicycle storage are available – Rawsons can also accommodate paddle boards etc. Please just let the Owners know before arrival. If you don’t feel like bringing your own bike, there is a company in Witherslack (9 mins drive or 20 mins walk) that rents electric bikes – perfect to discover the local area - or an alternative, in Staveley (18 mins drive), which rents out every type of bike you can imagine! Prior booking is essential.

What’s Included: The rental price includes complimentary superfast broadband, bed linen, towels, indoor & outdoor bathrobes, tea, coffee, fresh milk, a welcome hamper and enough capsules for the Nespresso Krups machine to get you going.

Dogs: Although dogs aren't permitted (2 Irish Soft Coated Wheatens already reside!) the Owners cannot recommend highly enough fantastic boarding kennels (6 mins drive) where you can opt to leave your dog on a B&B basis – meaning you can collect your dog as you head out for the day (from 8am) and drop him/her back (before 6pm) to have supper, relax & revive until the following day! You just need to let them know your plans daily. Traditional full boarding is of course also available. The kennels have all the usual luxuries, ie a large outdoor play area, heated floors etc – the cost also includes all bedding and food. They also offer services such as grooming/bathing/clipping etc, etc. Prior booking is essential.

Such a lovely and well put together room. A great deal of thought has gone into everything, and it really pays off. My partner and I loved our time here. The freestanding bath was a real highlight. The location is perfect for hiking, with plenty of scenic routes nearby.

We loved our stay at The Room @ Rawsons — it is beautifully done — sumptuously comfortable with every detail taken care of. On top of that Jan is a wonderful host, leaving us treats and goodies for the mornings. We didn't want to leave! It is like being in a gorgeous hotel suite in the heart of nature, with added personal touches.

Arrived slightly early but everything was ready for us. Extremely well set up space - and even though it snowed and we had ice - no problems of access. Rooms warm at all times; Extremely comfortable bed. And the picnic treats were delicious. Frech croisants and very good porridge gave a great start to each day. Lovely bath and good products ended each day. Local restaurant recommendations also first class.
