Brookside Cottage is a wonderful 3-bedroom cottage that overlooks Maulds Meaburn village green, where you can collect conkers from the ancient Chestnut trees in Autumn or watch a Heron diving for fish in the lovely Lyvennet river, which winds lazily right through the village. Perhaps a horse and trap trundling past on a summer evening. Springtime is uniquely special; listen to the sheep and bounding lambs as they roam free range on the green.

If required, the self-catering holiday cottage benefits from a parking space to the front with additional unrestricted parking on the lane. To the rear is a spacious garden area surrounded by farmland. Inside, the property has been decorated to a high standard throughout to provide a comfortable stay.

Ground Floor


The entrance hall with slate floor leads to the dining area with a large dining table and a fabulous log-burning stove.
Kitchen with tiled floor complete with Hotpoint oven and hob, fridge & freezer, dishwasher, washing machine and plenty work surface space. Feature stained-glass vaulted roof. Utility cupboard with tumble dryer.
The living room, carpeted and beautifully decorated. Views over the Lyvenett River and onto the common land beyond with grazing sheep. Fireplace. Two sofas, one of which is a double sofa bed and a cushioned window seat.

First Floor (11 carpeted steps with handrail)


Master Bedroom - King-size double bed, exposed wooden beams, en-suite shower room with toilet and heated towel rail. Views to front and rear aspects.
Second Master Bedroom - King-size double bed. Views of the river and common land.
Twin Room - a small room with 2 full-size single beds arranged cleverly to accommodate either adults or children
Family bathroom with bathtub, handheld shower, heated towel rail, basin and toilet.


Things To Note


The double sofa bed in the living room is an optional extra, automatically added when guest numbers exceed six guests. Bedding and extra towels are provided.
Mobile phone signal is limited; however, there is free WiFi available for guests.
Dogs must be kept under strict control please when on the village green so as not to disturb the roaming sheep. A doggy welcome pack is provided and there is a hosepipe outside for rinsing muddy boots or muddy dogs.


About the Location
Maulds Meaburn, described by Hunter Davies as “... one of the most beautiful villages in the country“, sits in the beautifully picturesque Lyvenett Valley, and it is an extraordinary village steeped in history with direct access to a network of footpaths and bridleways… yet only 10 mins from the M6 (Shap Junction 39) or A66 (Appleby).
The range of chocolate-box cottages and larger stone dwellings are dotted along the sides of the valley, all overlooking the village green (with grazing sheep and lambs in spring) and the Lyvenett River.
The local community-owned pub, The Butchers Arms, is a peaceful 15-minute stroll along the river.

This is a gorgeous cottage - surprisingly spacious rooms and extremely well appointed and comfortable. The kitchen had absolutely everything we needed. The village is so lovely - sheep and lambs trotting by outside the window, the river, the swings, a great walk to Butcher's Arms in Crosby Ravensworth for drinks and supper. The only negative was that it's a very cold cottage - when the heating goes off, it gets chilly very very quickly (lthough there is a log burner with a starter pack for 2 fires). A guide to changing the heating system would be welcome! All in all, a really lovely place to spend the Easter weekend and explore the local area. It's a great stepping stone to the Lake District.

The cottage was extremely comfortable and cosy - the perfect home base for both North Yorkshire and the Lakes. We especially appreciated the dog amenities!

For us location was spot on. Cottage overlooks the village green. Waking from the door. Issue with heating resolved by owner.

A lovely place to stay in a quiet location. The house itself has everything you could want. The kitchen was well-stocked with a big fridge and very spacious. We even did some baking with the children. There is a fireplace which was lovely to use in the evenings with a glass of wine once the kids were in bed. A cot was made available to use which was so helpful meaning we saved space in the car. There are ample rooms and they are all maintained to a high level. The master bedroom has an en suite shower and there is also a bathroom with a bath available which was great for the kids. There isn't much in the immediate area for young kids but we did enjoy going on walks and exploring. The hosts were very good at communicating, and when we left something behind they very graciously managed to return our items for us. What a wonderful week away!

A beautiful cottage set in a quiet location .very tastefully decorated throughout well equipped with all one could need whilst staying here . High level of cleanliness. Looking out at the grazing sheep and slow running stream quite idyllic . A few little niggles would of made my review a 5 . I would like to see the same attention to the cottage paid to the seating area at front of cottage and back of cottage seemed neglected. 1 bench at front tired and old unsafe. 2 back area moss outside door could be a potential hazard needs to be kept on top off. 3. Welcome pack milk left out of date January 2022. Would suggest a fresh pint of milk in fridge for nice cuppa on arrival

Staying here will take you away from the hustle and bustle of the city and you will be in the middle of a realistic rural village
