The house and gardens was a great size for large groups and large families but I would not call it "luxury" as advertised. Everything about the house, from the furnishings to decor, was dated and the whole house, internally and externally needed a good clean with loads of cobwebs clearly visible. I would assume that the bare minimum of cleaning was carried out in between guest stays. Bedding and towels, however, were clean and fresh but there was no where to dry towels on a daily basis so just got hung on wooden towel rails and started to smell by the end of the week. We were met by the owners, who were lovely and very friendly but when they were showing us around there was a lot of "this doesn't work", and "that's been disconnected". In fact, one of the bedroom curtain rails actually came away from the wall the day we were leaving. From a safety point of view, and having children and dogs with us, there is a large uncovered pond which was full of slimy green water, some of the outside furniture looks like it might collapse if you sat on it, the front gates are heavy to close and very old and the upstairs windows have no safety catches meaning you can't have them open with children around which is not great when we had extremely hot weather. Taking it for what it was though, we still had a great time and loved the walk to the beach using the bridal paths and eating in the local pubs and there was loads of outside space. As I said before, the owners were lovely but feel they need to spend a bit more time/money on the property.

We had a wonderful weekend in Beechgrove House. Very clean and comfortable, beautiful bedrooms and comfy beds. It is in the perfect location, peaceful and quiet and just a relaxed 25 min stroll into Lyme Regis down picturesque lanes and riverside walks.

What an amazing house! Cannot fault anything! It was better than we all could have imagined! Location! Facilities! The amount of glasses in all shapes and sizes! Views were awesome. Beds very comfortable.. only problem.. we couldn't stay for longer! . Hope to return in the future. A beautiful home ..

We all loved the house, the bedrooms were well appointed and beds very comfortable. We liked that there were plenty of spaces in the property for all 14 of us to be together or split apart into smaller groups. The garden was fantastic with its distant view of the sea and we loved the hot tub. It was wonderful to be able to walk along the river in to Lyme. The kitchen had everything we needed although it took us a bit of time to find everything! We met the owners a couple of times and thought they were lovely.

The house was nice, but could do with a few updates as its quite shabby in places. Some of the lights didn't work, a couple of the showers didn't work properly and one didn't seem to get any hot water. There was a bit of a fly issue in 2 of the bedrooms- they seemed to all be living in the cracks between the windows which meant none of the windows could be opened, but they still managed to get in and both rooms had about 20 or so flys buzzing around. Luckily there was some fly spray but it wasn't great for our guests. The whole house could benefit from an update, and a bit of modernisation- lots of paint and wallpaper was cracking & peeling, floor tiles were loose and some of the cushions on sofas were a bit worn. That said the space was great, the house very cosy and the garden was huge. A few updates could make this house really amazing.

Cleanliness wasn't good over dirty,cobwebs everywhere,oven had not been cleaned smoked when used,back kitchen window had not been cleaned for months,

Beechgrove House in theory ticked all the boxes for our stay in Uplyme:the number of bedrooms (with the majority having en-suite), a large garden, hot tub, easy walking access down into Lyme Regis and attentive owners. However the layout of the house was problematic. Although the bedrooms did work well, the ground floor and detached rooms did not. The kitchen was located in the middle of the ground floor with access only from the dining room and hall. With the main access to the garden being from the 1st floor any outdoor eating entailed carrying everything from the kitchen through the hall up stairs and through the children's play area. Not having an open plan kitchen/diner meant preparation and serving of meals indoors did not allow for good communication with a large group and so mealtimes were not as sociable as we anticipated (and sometimes a little more stressed!) There are 2 lounges at opposite ends of the house and to go between the two required one to pass through the dining room and kitchen so we tended to use one at a time but couldn't fit all of us in so comfortably. In addition, the laundry facilities had been relegated to the 'cinema' room and so all in all we felt the layout was rather disjointed and not very practical. The owners have gone out of their way to make sure that there are sufficient of everything, in both fittings and equipment. This has resulted in the house becoming very 'busy' with lots of clutter that does not add to its appeal. There is a saying that 'less is more' and this is probably appropriate to this house. As examples there were so many cushions in the lounges that it was almost impossible to sit on some of the seats. The en-suite showers were impressive but very complicated to use with all the variation of jets that were available although not all of them worked. First impressions on arrival at a property are extremely important and we were disappointed. There were aspects of the decor that were showing signs of wear; missing tiles on the walls outside the main door, pieces of wood covering holes on the balcony, doors with bits of beading loose or missing and finally the overall paintwork not quite being as clean and sharp as one would expect for a property commanding that level of rental charge.

We will ask the owner to see if a floor plan is available for this house so that future groups can be more prepared. Lovely spacious accommodation that met all our expectations. Lavish but comfortable at the same time. Good communication with the owners.
