I have been booking holiday houses for our family for the last 10 years or so and have to say this has been the best so far. Our party consisted of 3 generations of family ranging from 3 to 67 years and the swimming pool and pool table provided lots of entertainment. The house is well set out and spacious with a very relaxed ambience in beautiful surroundings. It is very well equipped and enjoyed the cake that was left for our arrival. We look forward to returning in the summer.

The directions had several of the group driving around the lanes lost. Google drop pin or What 3 Words would be better. Fabulous house, well equipped, apart from needing pasta bowls I would suggest and a hook on the shower door in the pool room. The hosts were friendly and very helpful but unintrusive. We felt very at home and would recommend to anyone.

Beautiful spacious period property perfect for family celebrations , the pool was warm and welcoming the grandchildren loved it ! Would definitely return

We used outside caterers - The Kitchen Garden who were absolutely fantastic. WE had them twice, once for a BBQ for 9 adults please children and once for a Spanish night for 15 adults. Food was amazing and plentiful (took us two days to eat all the leftovers!) Miranda (the caterer) was extremely accommodating and brilliant to work with. The location was very good on the side of a hill looking down into the valley. The main house was 18th century and well laid out. The pool was an amazing hit with everyone and a key "selling point" especially for children. It was a salt water pool which meant anyone with allergies with chlorine would be okay. One mother in my family party had not been in an inside pool for over 10 years - she has now!!!! Improvements are quite minor. 1) owners directions need to include approaching from both sides (i.e. Wellington M5 turn off and Tiverton M5 turn off). 2) directions use the "large white house" as a marker for turning into the drive. unfortunately it was totally obscured by high hedges / trees 3) very small sign announcing Berry House and Berry Farm only on one side of the entrance way. Meant you could only see the sign from one direction. 4) when reaching the formal entrance way the original pillars on either side of the open gate made the access quite tight. Easy to get through if you drive carefully but would hate to have someones start of the holiday marred by scraping the car. At that entrance another small sign saying cars straight ahead (through the entrance mentioned in 4 above) and other vehicles take the right hand track. That track leads to a large parking area which you end up parking in anyway so my suggestion would be to direct all cars that way in the first place. 5) There is a small but adequate patio area for large parties to sit on and where the BBQ is located. Unfortunately the outside lights are not particularly bright so you could not sit out there when the light is fading which is a shame as the view is really great. This is particularly so when autumn starts and evenings get darker earlier. But overall the location and house and facilities are absolutely marvellous.

Overall the property is beautiful, lots of extras that enhanced our experience. But there were some niggly things ie Low water pressure in the showers, very trickley. Only one of the outdoor sun loungers was in working order. Some light bulbs not working. One dishwasher not working. We loved our stay though.

The layout of the property and equipment provided worked really well for a party of 16 for a 60th birthday. The cake to welcome us was a nice touch. Your service and process worked well. I would say however that the property needs some TLC - examples being, loose wallpaper on ceilings, damp patches, loose tap in downstairs cloakroom, loose handles to some rooms, loose panel in snooker room. This is not about the property being old but about some basic upkeep I would suggest.
