“What an incredible house this is! 20 of us stayed here for a weekend celebrating my hen do and it was the perfect place for it! Stunning house, interior and grounds in an amazing location! Just one thing which we think could be improved is only a little toilet paper is included in the house to start you off. With 20 people this soon went and we was toilet paper-less! Other than that everything was perfect. Thankyou very much.”

“We stayed here a few weeks ago, group of 16 girls for a hen do. We spent weeks planning the weekend and thought this would be the perfect setting! However do not be fooled by the photos of the beautiful house and the description given by both the agent ‘Kate&Toms’ and also the owners website - they describe the house as a ‘party house’. This could of been true had the house not have had the owners living quarters attached to it!!! (something both websites fail to mention! The picture on Kate&Toms even disguises the owners living quarters as a double garage attached to the house!). It also could have been true if you were allowed to ‘party’ as they state - which unfortunately we found out means only with the quietest of sounds and no food or drink should be included - in fact you should probably eat all food outside or over the sink so as to not leave any sign of you having been there in this show home that is certainly not for partying and if you chose to party the owners will scrutinise every last inch of the house to ensure they claw back as much extra money as possible from your deposit of £1250, despite you having already paid over £3000 for just one weekend. At first they seemed friendly when we arrived giving us a very quick tour around the property and explaining they would be on hand if we needed them - this turned out to be a curse not a blessing! As they sure were ‘on hand’ popping round whenever they felt like it ...... early mornings, afternoons - you would just be sat there and all of a sudden he would pop up doing something in the garden area - made us feel very uncomfortable! There was a hot tub there to use, as we have had one of the most hottest June’s in years, we turned down the temperature of the hot tub ..... we were very quickly reprimanded by the owner for this and he turned it back up on one of his many visits to the property whilst we were there. Totally ridiculous behaviour. We used the BBQ - but again after our stay found out we actually shouldn’t have and this was actually supposed to be an ornament ...... how silly of us thinking the £3000 we paid included use of the cooking equipment!! (Basically they charged us extra for cleaning it - cause apparently again this is not included in the £3000 you pay and we should have brought our marigolds to scrub it!). The house has been decorated and fashioned in such a way that yes it gives you the wow factor - but not a feel good factor and after over two weeks of arguing back and forth about the most pettiest of things we were refunded only part of our deposit. We were respectful throughout the whole weekend to the property and all the girls chipped in for cleaning to ensure it was left clean and tidy. We did a once over before leaving and we were happy, you could hardly tell we had been there - mostly because it was boiling. The whole weekend so we were sat in the garden the whole time! But no the owners found fault at every possible point, they claimed cleaners were unable to clean the faintest of marks the size of a penny (perhaps drink spill or makeup) having two kids I have cleaned up worse things and know how easy it these days with a bit of stain remover - but no they took this opportunity to claw back more funds from us! They also attempted to blame us for further damages - which we had most definitely NOT done and luckily I had taken a video when arriving at house and was able to prove the damages were ore existing ..... shocked they would try this but they did. Basically I would not recommend this house, not because it isn’t beautiful or an amazing setting because it is - but because it’s not for party’s - it’s a show home plain and simple and you will have the pleasant company of two owners during your whole stay!”

Hello Natasha, I am sorry that you have felt the need to leave this review, I had hoped after the discussions that you had with my team that we had reached a fair and reasonable resolution. I completely understand that you are frustrated and upset that such a lovely stay has resulted in charges. The property is absolutely set up for mature party groups, however a noise policy must still be in place and this is stated prior to booking, before arrival and upon check-in so that all guests are aware and respectful of the neighbouring houses. Every house within our portfolio has a noise policy, this is regrettably unavoidable – perhaps in hindsight a house with a more relaxed policy would have been better suited for your group. Wear and tear is expected of course and exceptions are made for these, however sadly the accidental damage caused by your group was above those normally incurred and it is only fair that it should be put right for future guests to enjoy the same luxury standard that was presented for your group. My team worked very hard to negotiate the charges on your behalf and the result was that the deduction was less than 50% of what was initially predicted. We will of course pass your review onto the property owner and take on board the other points that you have raised. Best wishes, Jessica Head of Client Services

“I stayed here for a hen doo which we had an amazing time, the location, weather, house was perfect. But since coming home the owners are being extremely awkward and basically not giving back all of our deposit. We practically lived outside with the weather being so nice. We found out that broken glasses, marks on a wall (which could of been there before) stains on a carpet all totalling over £300 is what we’ve lost in our deposit. We were happy when we left the house and did go around to check it was all tidy and so did the owners with us and nothing was mentioned at that time! The weekend cost over £3000 in which you must hope that they did have insurance and for them to charge us this on the petty excuses leaves a sour taste in my mouth. If you are a hen or stag group or a large group, I would certainly think twice if booking this venue- they do state “party house” great for hen and stag doo’s. So you would expect the odd broken 20p glass here and there, be prepared to pay for that and any general wear and tear it looks like too. So I hope the owners have now purchased the £75 rug they have seen at John Lewis ( I think that’s where they mentioned they have seen one they like) to apparently cover up the stains. Also had the professional clean which this was obviously for. Well I think that says it all and I have got my views across. Just think twice before booking and I would spend your money else where, as I certainly won’t be recommending to anyone anytime soon.”

“Incredible house! Exceeded our expectations on every level! Would highly recommend to any large group occasion. We didn’t want to leave. Only small bit of feedback would be that there were only 2 small frying pans which proved difficult when cooking for 17. But otherwise the kitchen was fantastically equipped!”

“Beautiful house and impeccably clean. We came here for my hen weekend and had a fantastic time. (Only downside was not enough tea towels or loo rolls!) would definitely return!”

“The most amazing house for our weekend away. All the girls loved the house and the hot tub went down a treat. All rooms were well equipped and kitchen had everything you need. Would definitely recommend this house and will hopefully be going back again soon.”
