As I read the other reviews they were all true to my experience , we were given an very low offer due to coronavirus situation , but we agreed an offer and signed contracts and sent all details to their solicitors ,then at the last minute they said they could only offer a lot less, I was warned about this but now I want to warn other people not to waste their time with this company .

Hello Peter, Sorry about the delay in getting back to you. I hope that you appreciate during the Coronavirus crisis, we had to be careful about what properties we were purchasing, the housing market was and still is very unstable. We did offer you an initial figure which you agreed as you state. As the lockdown continued, and the effect on the housing market became more apparent day by day we, unfortunately, had to revise our offers on some properties we saw as a higher risk. We outlined this to you, explained the situation and provided you with an amended offer, which you weren't happy with & we parted ways. This was at no cost to yourself, as we covered all the fees incurred. We normally wouldn't and don't operate in this way, we just had to be more careful during this very tough time & we apologise for that. Best wishes, TPBC

This firm started off with good intentions made a poor offer but we could have work with this, filled all forms from the solicitor sent off all Id they wanted two weeks later reduced there offer to a steal the property that was valued at £450.000 they offered £240.000 very disappointing beware of this firm

Hi Trevor, We’re sorry that you felt like our offer was a poor one. You mention that you’re property had been valued at £450,000, which is what we based our initial offer on. We then went and got our own valuations on the property which came back considerably lower than the one you had provided. Our new offer had to be based on the valuation we had been provided, which we understand didn’t unfortunately align with your expectations. We do offer our sincerest apologies that this only became apparent after you had filled in the solicitors forms, as I’m sure you can understand we’ve had to alter our service slightly due to the on going pandemic and we usually would have visited the property at a much earlier point ourselves for a valuation, so we do understand your disappointment for which we can only hold our hands up and say sorry. The comments around being aware of ourselves as business however we feel is unjust. We didn’t try reduce the offer much further along in the sale, we informed you as soon as the valuations came back and we saw something didn’t quite line up. Day light robbery, should be thoroughly ashamed at attempt to steal my home for a pittance, preying on people who are vulnerable, the offer made was derisory and way off the mark of local valuations

We're sorry you feel that way, but perhaps your local valuations didn't meet our valuation, it happens and we can only apologise that you felt it was derisory. We didn't attempt to "steal" your home, our offer is no obligation and at no point are you tied in? We can assure you that we don't "prey on people who are vulnerable", we're a member of the National Association of Property Buyers & registered to The Property Ombudsman, which means we have to adhere to certain codes of practice. Just to conclude, we're sorry that you felt this way. We're a forgiving bunch though & should your circumstances change our valuation is still there should you ever need it :) Best wishes, TPBC

I'm torn here.... they did want they claimed and purchased a property I'd been struggling to sell extremely quickly and hassle free. However, they did drop the price (by 16%) 3 weeks into a 4 week process. Lets start with the good. The entire team at Property Buying Company are extremely friendly and helpful. They ring you back when they say they will, they send things by email they tell you they will send and they give you confidence they are in control. Their team of "couriers" (basically a team of people who travel the length of the country to do whatever's required - collect keys, meet surveyors, collect signed paperwork etc) are truly fantastic and could literally not be any more helpful if they tried. As they claim The Property Buying Company cover all fees including appointing a solicitor local to them who gets things done, and quickly. Have I mentioned how fast they are??? Their courier was with me on the Thursday with paperwork for signing, first thing Friday morning the solicitor is on the phone double checking we were ready to complete that day. And we did, before lunch! With all of the above in mind I really, really want to award them 5 stars. But I can't ignore the elephant in the room. They dropped the buying price, considerably, less than a week before we completed. To be fair they did produce a copy of a survey that demonstrated the property had decreased in value from when we first put on the market (6 months previous - via high street estate agent). In this instance I accept the property I was selling was very run down, needed a lot of TLC and therefore was hard to accurately price. So I can't say if this is standard practise of the Property Buying Company or if I was just unlucky. But it has left a sour taste on what was almost a perfect experience. Would I recommend them? Yes. 100%. But ensure you enter into this with eyes wide open, and be prepared for a last minute decrease in the property value.....maybe

We can fully understand why you feel torn about your experience of using TPBC however we would like to help you understand more about why we had to adjust the price on our purchase of your property. Before this, I would like to thank you about your kind comments about our staff and the professionalism of our service. I am delighted that this part of your experience held up to your expectations. I have passed your comments on the relevant team members. As per our terms of business, we made you a provisional offer for your property subject to contracts and survey. When we assessed your property at the start we knew that it required some significant updating and refurbishment however the extent of the refurbishment and remedial works were hard to judge and could only be found out by having a professional RICS valuation done on your property. This is something we both understood and agreed with. The property had been on the market some time at an over inflated price and I think this did not help us in making our initial offer as we probably misjudged it slightly and went in a little high not knowing the true extent of the works. We agreed a provisional deal with you on the 13th November 2017 after you had lost a second sale on your property. We instructed solicitors and valuations shortly after receiving our signed contract. We then contacted again as soon as we were in receipt of the valuations to discuss the unfortunate issue of the property being significantly down-valued (This was in the 3rd week of our process like you state. We could not of contacted you any sooner because we require all our reports and legal work to make sure we have all the relevant information to assess your file to make our final purchasing decision) We had an open and honest discussion with you and provided you evidence of the report which detailed the true valuation of your property in its current condition. Having a conversation with a client about having to adjust a purchase price before completion is never an easy one and is one we only do in exceptional circumstances where there is a genuine concern regarding the RICS survey or the legal position of the property. In your case the valuation of your property was significantly lower than anticipated due to the level of works required over and above those initially envisaged. Having full sight of our finding you agreed to the revised offer and we completed our purchase on the 8th December 2017 (25 days from receiving your signed contract until legal completion). I hope this explanation clears things up slightly for you and I am happy we exceeded you expectations with our high levels of customer service, professionalism and speed of completion. We wish the valuation had come in higher too for you but unfortunately this was not the case.

Great service, fast and efficient. Highly recommended the whole process took two weeks, and was even given an advance payment, which was handy for Christmas. The staff were friendly and you were updated throughout the whole process and they even sent a courier to collect all paperwork. A really smooth experience and I highly recommend them if you are looking for a fast no hassle sale. Great work guy's.

I wanted to get a cash price for a property and that is exactly what I got.There was no pressure,They came back to me twice to clarify details and were very efficient and professional.I am not in a position to proceed as I want to sell in the next financial year but will consider contacting again.I was prompted to approach them by a TV ad the previous evening.It worked well.

I sold my property to a 3rd party via The Property Buying Company. I had to accept a lower offer than the company said they would achieve for me (£75k instead of £80k). I hoped the sales process would be quicker than usual, but it still took over 2 months from offer to completion. The buyer also tried to reduce the offer further, which I refused and thankfully it did go ahead. The communication with The PropertyBuying Company was ok, but I had to chase them a few times. I think the most disappointing aspect was that I had no communication from them following exchange - and I needed to talk with the solicitors myself. They didn't ring to confirm with me that completion had happened, which I think they should have done as a matter of courtesy. It seemed to me like ' we've got our commission so we're no longer interested in you'. I'm sure that's true, but not good PR.

The Property Buying Company were great! When wanting to sell our property we had never heard of a company that could buy our house so quickly. So when we found them we were thrilled with the service. All the staff reassured us the whole way through and our property completed within 3 weeks of the initial phone call. Thanks again to everyone who works there.

STEER WELL CLEAR! The Property Buying company do not buy homes with there own cash - well not from my bad experience with them. Before you sign up with The Property Buying Company my best possible advice is click the 1 star reviews and take note of those rather than the 5 star reviews. The 5 star reviews are generally from people who have had an initial call with Grant Bishop not from people who have gone through the full process. My experience with the Property Buying Company: - The initial call to Grant was very positive and a lady came out to visit my property to provide a valuation - In November 2023 I signed up with The Property Buying Company with a completion date of 22.12.2023 - January 2024 chase chase chase - getting ghosted by Adam (Commercial Director) - February 2024 and still no completion and told "your near the top of the queue" "we are nearly getting it over the line" - 6th February I inform TPBC that I am no longer selling to them. I signed up to another house buying company and within a day of signing up to the other company Adam was straight on the phone trying to apologise for all the delays and coming out with excuse after excuse and asking me if I still wanted to sell to them they would get it over the line.......No! after reading other similar reviews of being strung along why would I! TPBC basically sign you up, tie you in, put a unilateral notice on your property with the land registry and try to find an investor for your property, if you are lucky they might find you one, if you are not so lucky, like many others your just be strung along for months. There are only a couple of genuine cash property buying companies out there who buy properties with there own money, TPBC are not one of them. Your best to put your property on the open market and drop the value if you cannot sell at market value. Unfortunately the quick buying house market is unregulated and companies like TPBC thrive on it, there are so many false claims and mis-advertising on there website. I hope you find this honest review useful.

Hey, we're sorry for the delayed reply, we haven't used this platform for our reviews in years. We're unable to find any details, but market value of a property is very subjective. It may have been the case in this scenario that our valuation just unfortunately didn't match up with what your valuation was. This happens from time to time, and we know the service isn't for everyone. No harm, no foul though, right? It only took a few minutes of your time to find out the offer :) Best wishes, TPBC

I gave my asking price, The first lady i had contact with came back and said the team had had a talk and they made an offer i said yes . The second lady i had most contact with Olivia was great any problem she look into and fixed it. Then when i was to far along the path to turn back they then dropped the offer by £22,000 saying up to you take it or leave it.

Hi Richard, I'm sorry for such a late reply to this review, but we don't and haven't used this platform in a number of years. We're sorry to hear that your offer was changed, the only reason this would have happened is the RICs may have been returned at a much lower value than we had unfortunately anticipated. We do our best to value the house as close to what we perceive to be market value, with our in-house underwriting team & regional managers, but sometimes our estimate may be slightly off the survey which means we have to re-adjust our offer. It doesn't happen an awful lot, but on occasions it's unavoidable and we're really sorry to disappoint you in this scenario. We do have alternative options that may be able to get you closer to market value, although I appreciate you may not be looking to sell anymore. We wish you all the best, TPBC

Following posting this update, I received an email telling me the whole delay/lack of communication/dreadful service was due to them not receiving a health and safety report until 26th July! Really? Then an offer to find me a buyer. Told them I'd rather give it away!

I was intending to give an update on the complaint I made over a month ago but that's not possible due to the 7th person who contacted me during this process ( Raphael, Jonathan, Daniel, their solicitor, Ellie, ??? who informed me the sale wasn't going through and finally Adam) I havent had any update or explanation. Surely after being over £1,000 pounds down by now I deserve an explanation! Still appalled!!
