“Please Do NOT use David Woodward or Harrison's Solicitors for your conveyancing needs.
1. David did not agree a "retention fund" with the previous owner's solicitors. As a result, when there was a service charge adjustment from 2 years ago (that I should have had no liability for), I had to pay the amount! I checked with a number of people, including the previous owner, the building management and the residents association, and all unanimously suggested that my solicitor should have negotiated this upfront
2. David took a heavy-handed approach with the previous owner. He threatened to sue them despite my explicit instruction not to do so. As a result, the previous owner became defensive, and what could have been a simple negotiation, turned quite ugly. Net result was that I had to pay for the service charge adjustment
The advice online is pretty clear that it is the conveyancing solicitor's job to make sure that if there is a potential for a charge like this to be incurred in the future, they let the purchaser (me) know, which David didn't do, and is still not admitting negligence.
