The surveyors i have used in the local area are absolutely way off the mark when it comes to understanding the true market value of local properties. They do not use the correct Comps. and I have tangible documentation showing a >40% under valuation. They charge significant fees for work that is unacceptable. These matters must be addressed otherwise buyers, sellers and lenders alike are being sold misleading information. The appeals process to contend the valuation decisions is way too generic and in most cases the client is being asked to do the work for which they have already paid the surveyor to perform. Can anyone else see that this is a revolving scam that the relevant authorities should look into?
